A new independent brokerage has set up shop in Southwest Austin, bringing with it two founders who together claim about $2 billion in combined residential transaction volume from their prior careers in institutional single-family investment. Waypoint Property Advisors opened in September, planting its office along the MoPac corridor just as the broader Austin housing market shows signs of cooling.
The firm was founded by brokers John Waltmon and Adam Rettig, according to Community Impact Newspaper. Waltmon said the pair's combined transaction history stems from their backgrounds in institutional single-family investment, a track record that now underpins the new venture's pitch to the Austin market. The independent real estate brokerage serves buyers, sellers and investors across the Austin metro, per the same report.
Waypoint's office sits at 4425 S. MoPac Expressway, Building 4, Suite 701, in Austin. The brokerage lists clients across a wide swath of the metro, including Bee Cave, Cedar Park, Kyle, Lakeway, Round Rock and West Lake Hills, the outlet notes.
Residential, Commercial and Investor Services Under One Roof
The brokerage represents clients in both residential and commercial purchases and sales, spanning the kind of transactions that make up the bread and butter of most Austin-area real estate deals. But Waypoint is also positioning itself as a resource for investors, with Waltmon saying the firm advises on acquisitions, valuations and dispositions — services that lean on the founders' institutional backgrounds rather than typical residential brokerage experience.
That investor-facing angle could matter in a market where deal volume has softened.
Austin Home Sales Slide as Mortgage Rates Climb
Waypoint's debut comes amid a notably bumpy stretch for Central Texas real estate. Closed home sales across the Austin-Round Rock-San Marcos metro area fell 14.8% year over year in September, dropping to 2,223 sales, according to the September 2026 Central Texas Housing Report from Unlock MLS. Pending sales held up somewhat better, slipping just 1.8% to 2,313 for the month.
Despite the sales slowdown, prices crept higher. The median sales price across the metro rose 1.4% year over year to $421,000 in September, the report found. Homes also closed at an average of 92.7% of their original list price, up from 91.4% a year earlier — a sign that sellers who do find buyers are giving up less ground on price than they were in 2025.
Unlock MLS research advisor Vaike O'Grady tied September's pullback to a recent run-up in mortgage rates, saying the shift in market activity followed that increase. The report added that rising rates have weighed on the metro's housing market by pushing up buyers' monthly payments and deepening affordability challenges. Looking at the broader picture, closed sales across the third quarter of 2026 declined 2.4% year over year to 7,748, while the quarterly median sales price slipped 2.3% to $420,000.
It's against that backdrop of softening sales but stickier prices that Waypoint Property Advisors is making its entrance, betting that its founders' institutional pedigree and investor-focused services will find traction among Austin-area buyers, sellers and investors navigating a market in flux.
