A new Nothing Bundt Cakes bakery is reportedly headed to the South Riding area of Loudoun County, taking aim at a roughly 1,400-square-foot space previously occupied by Kung Fu Tea inside the Dulles Landing shopping center. The spot sits in a retail corridor already anchored by Walmart, in affluent Loudoun County.
A Familiar Spot Along Route 50
According to landlord Beatty Management, the bakery is coming soon to Dulles Landing, a 700,000-square-foot community retail hub located off Loudoun County Parkway and U.S. Route 50, as first reported by The Burn. The McLean-based company owns and manages the center, which shares its footprint with major retailers and continues to draw national chains to the area. This would mark the second Nothing Bundt Cakes location in Loudoun County, following the brand's original county store that opened near Dulles Town Center shopping mall back in 2017, per the same outlet's reporting.
Dulles Landing has been on something of a leasing streak lately. Commercial real estate updates in August confirmed that Barnes & Noble signed on to open a store there, joining existing anchors Walmart, HomeGoods, TJ Maxx, and Dick's Sporting Goods, according to the Fox Homes Team. That momentum lines up with demographic data showing why retailers keep circling the center.
Why Retailers Keep Circling South Riding
Commercial real estate data published by leasing firm KLNB shows that within a 5-mile radius of Dulles Landing, the population exceeds 145,000 people with an average household income topping $260,557. That kind of spending power isn't a fluke for the area — U.S. Census Bureau American Community Survey data covering 2020 through 2024 found that Loudoun County holds the highest median household income among all U.S. counties with populations over 65,000, reaching $181,765, more than double the national average.
Not every development plan nearby has gone smoothly, though. Back in March 2023, Beatty Management applied to rezone 18 vacant acres at Dulles Landing for flex-industrial space after updated airport noise contours from nearby Dulles International Airport prompted Loudoun County to prohibit new residential construction on the site, according to the Washington Business Journal. That zoning shift eliminated a previously planned 600-unit residential mixed-use project, even as the retail side of the center kept filling up with new tenants.
A Chain on a National Growth Tear
Nothing Bundt Cakes now has hundreds of bakeries across the country specializing in bundt cakes in various sizes and flavors, and the brand's footprint already stretches across Northern Virginia with nearby locations in Herndon on Elden Street, Fairfax at Fair Lakes Promenade, and Gainesville at Atlas Walkway. The chain traces back to 1997, when founders Dena Tripp and Debbie Shwetz built the concept in Las Vegas around traditional German Gugelhopf bundt cakes, a history detailed by Restaurant Business.
Restaurant Business describes the chain as a 700-unit business. Restaurant Business puts annual unit revenue for a typical Nothing Bundt Cakes location at roughly $1.4 million, a figure that helps explain the brand's appeal to franchisees. Backing that growth is serious capital: global private equity firm KKR was reportedly considering a potential acquisition of Nothing Bundt Cakes from Roark Capital in a potential deal valued at more than $2 billion including debt, Hoodline reported in March in its Dallas cake deal report; no deal had been confirmed by KKR or Roark at publication. Roark had owned the brand since 2021, when it had 390 locations — meaning the chain has nearly doubled in size in just five years.
