Premier Property Sales and Development broke ground on an 11-home expansion of Northpoint Community on June 11, 2025.

The Northpoint Community expansion adds 11 homes. The homes offer three- to four-bedroom options.

Ohio Allows Tax Abatements for New Construction

Under Ohio's statutory guidelines, municipalities can grant real property tax exemptions of up to 100% for up to 15 years on the assessed value created by new residential construction, per the Ohio Department of Development.

Springfield's Housing Needs

Springfield has a long-standing shortage of housing options.

A National Housing Conference report found that the share of Ohio occupations capable of purchasing a median home with 10% down fell from 67% in 2020 to just 26% in 2025, according to the Ohio Capital Journal. In a July 2024 letter to senators, Springfield City Manager Bryan Heck wrote that 2,000 additional housing units were set to come online over the next three to five years, and that even this would fall short, according to the Christian Post.

More Projects Already In The Pipeline

Premier Property was the developer for a proposed 100- to 120-home subdivision near Eastview Heights in Moorefield Township, on 33 acres, according to the Springfield News-Sun.

The company's track record in Springfield stretches back further than Northpoint. Premier Property previously built 18 vacant parcels at the former McGuffey Elementary School site off McCreight Avenue into housing, land that had sat empty since the mid-1980s, according to the Clark County Land Bank. The company also built Hillside Apartments at the former Warder Park School site.

How Northpoint Stacks Up Regionally

Premier Property's starter-home approach contrasts with some of the larger subdivisions taking shape elsewhere in Clark County. Liberty Place, a planned 159-home subdivision on 46 acres in Moorefield Township, has featured in tax-financing negotiations, as Hoodline previously reported.

Springfield's housing needs remain substantial. For now, Premier Property's Northpoint Community project offers one more small piece of a much larger puzzle the city is still trying to solve.
