Pulte Homes has acquired 66 single-family homesites within Sawgrass Lakes, a brand-new 138-home gated neighborhood rising at Babcock Ranch, with plans to build one- and two-story homes ranging from 1,850 to nearly 4,500 square feet under air. The homes will offer two to six bedrooms and two- or three-car garages, and Pulte intends to open two professionally decorated model homes as the enclave takes shape.
The builder's move was first reported by Gulfshore Business, which notes that Sawgrass Lakes sits along Saw Palmetto Parkway less than a mile east of State Road 31 in Charlotte County. Pricing for Pulte's specific homes had not yet been announced, according to the outlet's report. Sawgrass Lakes was unveiled in June 2026 as a gated luxury enclave with 138 homesites in its initial phase, co-developed by Pulte Homes and Toll Brothers, with overall home prices across the neighborhood projected to range from the upper $600,000s to $1.5 million, per Kitson & Partners.
A Lakefront Gathering Spot and Direct Trail Access
Sawgrass Lakes includes a lakefront amenity area featuring shade structures, grills, fire pits, a playground, and an all-purpose field, giving residents a built-in gathering spot without leaving the gates. The neighborhood also provides access to Babcock Ranch's broader trail network, tying the new enclave into the town's existing outdoor infrastructure.
Co-developer Toll Brothers is rounding out the enclave with its own lineup: The Laurel Collection starting in the upper $600,000s, the Magnolia Collection, and the Osprey Collection starting around $1 million, with single-family floor plans spanning 2,200 to over 4,000 square feet, according to Greater Fort Myers FL Real Estate. The complementary product lines from the two builders give Sawgrass Lakes a wider spread of price points than many of Babcock Ranch's earlier subdivisions.
Pulte's acquisition also deepens a relationship the builder has cultivated for years at Babcock Ranch, where it has previously built single-family homes across sub-communities including Lake Timber, Verde, and the 100-plus-acre Northridge subdivision, per the same outlet. Sawgrass Lakes marks another expansion of that footprint rather than a first foray into the master-planned town.
Straddling Two Counties, One Growing Town
While the development sits in Charlotte County near State Road 31, its main gated entry off Saw Palmetto Parkway connects directly to the Lee County side of Babcock Ranch, according to Luxe Global Advisors — a reminder that the town's footprint stretches across a county line even as it functions as a single community.
The new homesites land amid a historic run for Babcock Ranch's home sales. The community recorded 651 home sales during the first six months of 2026, a 35% surge over the same period in 2025, highlighted by a single-month record of 138 home sales in March, according to prior Hoodline reporting. That momentum helped push Babcock Ranch to fourth place nationally among top-selling master-planned communities in RCLCO Real Estate Consulting's mid-year 2026 report, which tallied 659 new home sales across the first half of the year, a 28% increase over mid-2025.
A Town Still Filling Out Its Long-Term Plan
As of mid-2026, Babcock Ranch's total population had surpassed 15,000 residents living across more than 5,000 occupied homes. Founded in 2018 across 18,000 acres, the town is entitled for up to 20,000 residential units and 6 million square feet of commercial space, targeting an eventual population of 50,000 to 60,000 residents — meaning Sawgrass Lakes represents just one piece of a buildout that is still in its early chapters.
The town has also built its identity around sustainability, operating as America's first solar-powered town through a partnership with Florida Power & Light that runs a 150-megawatt solar generation system across 870 acres with more than 650,000 solar panels, producing more clean energy than the community consumes. That environmental infrastructure, alongside expanding civic amenities like Tampa General Hospital's new medical complex at The Shoppes at Yellow Pine, continues to scale alongside the rush of new luxury construction.
