
A 223-acre stretch of former ranch land in eastern Manatee County is becoming Reagan Landing, a 420-home community from Atlanta-based developer PulteGroup. Individual home sales are also underway, though a listed price above $1 million is not the same as a confirmed closing.
Permits Still Moving Through Water Management Review
PulteGroup has submitted an environmental resource permit application to the Southwest Florida Water Management District covering the first three phases of Reagan Landing, according to reporting by the Tampa Bay Business Journal published in September. The project is planned at 616 Cotella Cove in Bradenton, on land once occupied by Reagan Ranch, and is being designed in three phases across the 223-acre parcel in Manatee County.
Florida YIMBY's reporting lays out the scope of what's coming: 420 single-family homes across 14 distinct designs, ranging from about 1,250 to 5,360 square feet, with one- and two-story layouts above grade. Architect Heidit Design is behind the plans, which include open-concept layouts, integrated smart home technology, energy-efficient appliances, and two- to three-car garages depending on the model. PulteGroup anticipates the community will be completed by 2029.
Million-Dollar Closings Before the Dust Settles
Pulte Homes held a grand opening for Reagan Landing featuring three furnished model homes.
Entry-level homes at Reagan Landing start from $352,000, per Florida YIMBY's reporting. Manatee County's overall median sale price slipped 5.2% year-over-year to $385,995, according to Momentum Realty.
Gates, Amenities and Quarterly Dues
Reagan Landing is planned as a gated, natural gas-served community, with amenities including a resort-style swimming pool, a dog park, two pickleball courts, and a fitness center, per Florida YIMBY. Homeowners association dues are recorded at $993.91 quarterly to cover those common grounds and amenities, according to a listing cited by Realtor.com.
Families moving into the subdivision will be zoned for Manatee County Public Schools, including Gene Witt Elementary School on Rye Road East and Carlos E. Haile Middle School, with high schoolers assigned to either Parrish Community High School or Lakewood Ranch High School, according to Pulte Homes.
A Developer Betting Big on Manatee County Growth
In June, the company purchased 464 acres in nearby Lakewood Ranch to build EverCreek, a planned 1,000-home community made up of 850 single-family homes and 150 townhomes, according to the Business Observer. The scale of that second project signals a developer leaning hard into Manatee County.

Manatee County Building and Construction Services published a flood hazard revision notice in August involving the Little Manatee River Watershed.
PulteGroup's appetite for large-scale Florida projects extends beyond Manatee County. Florida YIMBY has also reported on the developer's Hilliard Isle project in Kissimmee, an eight-phase, 2,016-home community where construction has started on the first phase, with the initial four phases set to deliver 988 homes. Together, the two projects illustrate how the same developer is reshaping both agricultural land in Bradenton and other corridors across the state into sprawling, amenity-heavy subdivisions.
