Regus is set to open its 12th coworking space in Frisco next month, planting its flag inside the newly built RealOne Plaza at 10450 Coit Road. The flexible-workspace brand already operates 11 locations across the city, and this latest addition is expected to open in late November 2026.

The expansion was first reported by Community Impact, which noted the new site was announced via a RealOneInvest listing for the property. Regus is part of the International Workplace Group network, according to a separate Community Impact report on a similarly branded IWG location that opened near downtown Allen this past August.

Property marketing materials from realoneinvest.com describe the broader Coit/Main development as new construction with a tenant-improvement package available, though that listing cites an address of 10030 Coit Road, Suite 200 — a detail that does not exactly match the 10450 Coit Road address tied to the planned Regus space. The same listing had estimated the property's completion for the first quarter of 2026.

A Coworking Footprint Already Spanning the Suburbs

Regus's Frisco locations are part of a wider North Texas network that includes spaces in McKinney, Allen, Plano, Dallas, Addison, Richardson and Irving, per the company's existing footprint as reported by Community Impact. The coworking spaces are built to serve individuals, small teams and large teams, offering flexible workspaces, private offices, meeting rooms and business amenities under one roof.

A low-confidence Frisco city permit record for 10450 Coit Road references a 2,827-square-foot office build-out tied to a tenant called Smart Folks Inc., filed under permit ADD360700 with a stated value of $350,000, according to the City of Frisco's permit archive. That record does not establish any connection to Regus, and the relationship between the permit and the planned coworking space remains unverified.

Suburban Office Demand Keeps Climbing

The new Frisco location arrives amid a broader coworking boom across Dallas-Fort Worth. The metro added 13 new coworking spaces in a recent quarter, ranking third nationally behind Chicago and Los Angeles, according to Bisnow. Office visitation in the region climbed to nearly 87% of its June 2019 level in October, even as suburban markets continued to lag with a return-to-office rate below 50%, per the same outlet.

Bisnow's reporting also pointed to a flight-to-quality trend that fueled office momentum throughout 2025 and was expected to carry into the following year. Elsewhere in the coworking space, Priddy Spaces has said it plans to convert a recently acquired 26,000-square-foot Plano location into a Venture X site, and the company has floated a 10-year strategy that could eventually bring it to 15 to 18 Dallas-Fort Worth locations.

Frisco's Remote-Work Reputation

Frisco's appetite for flexible office space tracks with its standing as a magnet for remote workers. The city topped a recent SmartAsset ranking of U.S. cities with the most remote employees for the second year running, while neighboring McKinney placed seventh, Bisnow reported. Just up the road in Plano, flex-office company Kiln is separately planning to open a 29,000-square-foot coworking space on Lone Star Drive, according to a Community Impact report on that project.

Regionwide office fundamentals have also been trending upward. The Dallas-Fort Worth office market posted 430,592 square feet of positive absorption in the first quarter of 2026, with vacancy dipping to 20.4% and average rents climbing to $26.25, according to a Colliers research report. Available sublease space declined to 6.9 million square feet over the same period, with Colliers attributing the quarter's gains primarily to increased leasing activity in Class A office properties.
