Russo's New York Pizzeria & Italian Kitchen was locked out of its suite at The Rim shopping center in San Antonio on October 19, with the property's manager alleging the restaurant owed unpaid rent. A for-lease sign was placed in front of the shuttered restaurant, where coal-fired pizzas and Italian fare were once served.

According to a lockout notice reported by MySA, Big V Property Group changed the locks on the pizzeria's door, preventing access or entry, after alleging the tenant had fallen behind on rent. The notice stated the landlord was exercising its right under the tenant's lease and the Texas Property Code to change the locks due to non-payment of rent. MySA said it attempted to reach Russo's by phone and Instagram direct message but had not received a response as of Wednesday, and it also sent an email inquiry to Big V Property Group seeking comment on the lockout.

The Rim location sat at 17631 La Cantera Parkway, a 3,500-square-foot space that, per Russo's Restaurants, offered gourmet pizzas cooked in an authentic coal-fired oven alongside Italian dishes. The concept first joined The Rim's restaurant lineup with an Alamo City debut planned for spring 2015, according to the company's own announcement at the time. Chef Anthony Russo, founder and CEO of Russo's Restaurants, built the brand around that coal-fired format.

A Rough Stretch for Tenants at The Rim

The lockout adds Russo's to a growing list of departures from The Rim over the past year. The shopping center appears to have lost another restaurant, the same report noted, following a stretch in 2025 when several eateries left, including Tiago's Cabo Grille, Bowl & Barrel and The General Public. The Rustic had already shuttered in 2024, and Tiago's closed in July 2025 before Mash'd announced its own departure that October, according to the San Antonio Express-News.

Bowl & Barrel and The General Public both said they chose not to renew their leases at the center, the paper reported. Mash'd, which had served comfort classics at The Rim since 2015, said it was closing its doors there after a decade while it explored relocation options elsewhere in San Antonio, with its last day of business set for October 29, 2025.

New Concepts Moving In as Others Move Out

Even as longtime tenants have exited, The Rim has continued shuffling its restaurant and retail mix, according to the San Antonio Business Journal. Sunny's All-Day Brunch & Bar has filled some of the vacated space, and Sala de Despecho has been described as a soon-to-open food and drink concept at the center.

The turnover isn't confined to San Antonio. A Russo's location in Pflugerville's Stone Hill Town Center closed just six months after its own grand reopening, according to Community Impact. That location, at 18816 Limestone Commercial Drive, Suite 500, had reopened under new management on April 24, 2025, after Kevin Noe took over as the local franchise owner that March.

It remains unclear whether the San Antonio lockout will be permanent or whether Russo's plans to reopen or relocate, and the amount of rent allegedly owed has not been disclosed. MySA has said it will update its reporting if it hears back from the parties involved.
