A Q3 2026 ranking covers the Sacramento region's hottest housing markets.
The rankings, published by The Business Journals, say one county accounts for 52 percent of the 25 hottest ZIP codes across the entire Sacramento region.
Olympic Valley and Kings Beach
Olympic Valley has roughly 1,154 residents and ZIP code 96146. Kings Beach has ZIP code 96143 and 3,965 residents.
Context From the Broader Tahoe and Sacramento Markets
Broader Tahoe-area housing trends show a more complicated picture. Per Tahoe Luxury Properties, overall sales volume across the Tahoe Sierra MLS rose just 2 percent year over year in the third quarter while median prices stayed flat, and the average number of actively listed homes across the region fell 21 percent year over year.
The same report found sharp divergence by submarket: in the California side of the Lake Tahoe Basin, sales volume climbed 5 percent even as the median price slipped 4 percent, while Nevada's side of the lake posted the strongest performance, with sales volume up 11 percent and median prices jumping 17 percent year over year. Lakefront properties told yet another story, with sales volume down 30 percent but median sale prices up 11 percent and average days on market dropping 47 percent.
Sacramento County Still Favors Sellers
September data from the Sacramento Association of REALTORS® describes Sacramento County as a seller's market, with 2.7 months of inventory. The county's median sold price was $555,000, up 0.9 percent from the prior month. For-sale listings rose 8.8 percent year over year, while sold listings fell 8.8 percent over the same period.
In Sacramento County, average days on market decreased 7.9 percent year over year, and the sold-to-original-list-price ratio held steady at 98 percent.
