A Walgreens on U.S. Highway 19 North could soon be torn down to make room for Pinellas Park's first Shake Shack and a new Dutch Bros Coffee, according to plans filed with the city. The two chains are proposed for neighboring lots at 6994 U.S. Highway 19 North, a 1.83-acre property across from the Shoppes at Park Place and next to a future EōS Fitness center.

The site plans, first reported by St Pete Rising, show the existing Walgreens would be demolished to clear the way for two new buildings. Shake Shack would occupy a 3,493-square-foot restaurant at the corner of 70th Avenue North and U.S. Highway 19 North, complete with indoor seating and a two-lane drive-thru. Dutch Bros would open a 1,025-square-foot coffee shop directly across from it, also built with a two-lane drive-thru but operating solely through its drive-thru and walk-up window, with no dining room.

Drive-Thru Push Reflects a Shift for Shake Shack

Shake Shack only began adding drive-thru lanes to its locations in 2021, and the chain had just 39 restaurants with drive-thru lanes as of 2025, per St Pete Rising's report. The Pinellas Park restaurant would mark the company's first Pinellas County location and its fourth in the Tampa Bay area, joining existing Shake Shacks in Midtown Tampa, at International Plaza and in Wesley Chapel, according to the Tampa Bay Times.

Shake Shack has grown considerably since it started as a hot dog cart in New York City's Madison Square Park in 2001 before opening its first permanent location there in 2004. The chain now has more than 690 locations worldwide, including over 445 in the United States, the St Pete Rising report notes. The company is also planning a restaurant at Seminole City Center, a project that St Pete Catalyst reported was in development in August.

Dutch Bros Keeps Expanding Across the Bay Area

Dutch Bros traces its roots to 1992, when founders Dane and Travis Boersma began selling coffee from a pushcart in Grants Pass, Oregon. The company has since grown to more than 1,200 locations nationwide, with its first Pinellas County shop opening in Largo in 2025. That Largo location, at 2250 East Bay Drive, features a 950-square-foot building with no indoor seating, according to I Love the Burg, which reported the chain has grown to more than 600 locations across 14 states.

Florida has become a particular focus for the coffee chain. As of June 2026, Dutch Bros had 36 locations statewide, and the company is rapidly expanding its presence throughout Florida, per Florida Today, which also noted a planned Winter Garden location at 5205 Hamlin Groves Trail. Dutch Bros has also opened a South Tampa shop and proposed additional locations near Tyrone and in Seminole. A separate plan near the University of South Florida would demolish a fast-food restaurant to make room for a store, according to the Tampa Bay Business Journal.

What Happens Next in Pinellas Park

The Pinellas Park Planning and Zoning Commission unanimously recommended approval at its October 1, 2026, meeting. The project requires city approval before construction can begin, and it would then head to city council in November.
