A sprawling 343,000-square-foot warehouse in South Brunswick that has housed UPS operations since 2016 has a new owner. Sitex Group, a privately held investor and developer of industrial real estate, acquired the roughly 40-acre property at 100 Middlesex Center Boulevard, a logistics hub fully leased to the global parcel company.
The deal was first reported by ROI-NJ, which detailed the extensive infrastructure built into the site: more than eight acres of paved and secured parking, an on-site fuel pump, a truck maintenance garage and truck wash, and EV charging for both trucks and automobiles. The building itself features a 32-foot clear ceiling height, an ESFR sprinkler system for early suppression fast response, loading docks on all four sides, and excess electrical capacity. Financial terms of the transaction were not disclosed.
Location is a big part of the appeal. The property sits roughly two miles from New Jersey Turnpike Exit 8A and near Route 130 and Interstate 195, giving it connectivity to the Port of New York and New Jersey, New York City and major population centers throughout the Northeast, per the same account. Transaction reports describe the address as being in South Brunswick, though a property database, PropertyShark, lists the same address under a Monroe Township municipal designation — a discrepancy that remains unresolved in available records.
A Growing Industrial Footprint
Sitex Group, founded in 2002, specializes in acquiring, developing and repositioning industrial properties, with a portfolio that now includes more than 30 properties serving logistics, manufacturing, industrial technology and distribution users. The firm focuses on highly functional industrial assets in established logistics markets and operates in key infill markets throughout the New York metropolitan area, New Jersey and South Florida, the report notes.
Sitex Group's Blake Chroman said the company was thrilled to add the property to its growing portfolio of logistics assets, according to the article. Brian Milberg, also with Sitex Group, said the asset is highly functional and that its infrastructure and connectivity are difficult to replicate, the outlet reported.
Cushman & Wakefield's National Industrial Advisory Group team arranged the sale. That team includes Gary Gabriel, Kyle Schmidt, Ryan Larkin and Seth Zuidema, per the same ROI-NJ report.
Exit 8A Remains a Magnet for Investors
The acquisition lands in one of the state's hottest industrial corridors. ROI-NJ describes the Exit 8A submarket as one of New Jersey's most significant industrial and logistics submarkets, attracting major institutional owners and logistics users to what is widely considered one of the state's most established industrial corridors.
That assessment tracks with broader market data. According to NAI James E. Hanson, Northern New Jersey industrial net absorption turned positive in the third quarter of 2026 after three and a half years in negative territory, with year-to-date leasing volume reaching 23.7 million square feet, including 27 leases exceeding 200,000 square feet. Demand from 3PL and logistics companies, along with some retailers, has concentrated along the Turnpike corridor, the firm reported. Exit 8A alone recorded nearly 4.5 million square feet of year-to-date leasing and carried a 7.2% vacancy rate, second only to the Exits 10/12 submarket.
NAI James E. Hanson's report anticipates continued upward pressure on Class-A rents as new construction slows heading into 2027. That dynamic shows up elsewhere in the data: Avison Young reports that New Jersey's industrial development pipeline totaled 11.8 million square feet in the third quarter of 2026, down from 12.6 million square feet the prior quarter, while average NNN asking rents held steady at $15.39 per square foot. Statewide industrial vacancy, per Avison Young, declined to around 8.0% in the third quarter from 8.3% at the start of the year.
Other Deals Signal Investor Appetite
Sitex's purchase follows a similar transaction earlier this year nearby. In July, Sagard Real Estate acquired 27 Distribution Way, a 223,977-square-foot industrial distribution facility in Monmouth Junction, for $56.9 million, with JLL representing seller CenterPoint Properties. That property, fully leased to a multinational distribution and supply chain operator, includes 22-foot clear heights, 28 loading doors, nine rail doors, roughly 57 trailer stalls and 126 parking spaces within a 225-foot truck court, according to JLL.
JLL said institutional investor appetite remains robust for logistics facilities in supply-constrained corridors such as Exit 8A, noting the submarket continues to attract distribution and logistics users seeking proximity to dense population centers and major transportation infrastructure. The corridor's pull is nothing new — a 1999 New York Times report estimated roughly 35 million square feet of industrial space sat within a few miles of the exit at the time, describing the area as one of the East Coast's prime centers for warehousing and distribution.
