A new luxury garage-condo project called Garage San Jose is taking shape on Jacksonville's Southside, joining a wave of high-end vehicle-storage developments spreading across Northeast Florida. The project is one of several garage condo developments either under construction or working through the permitting process in the region.

The Southside project arrives as luxury garage storage facilities are popping up across Northeast Florida, with monthly rental units starting at $3,500 and purchase options reaching more than half a million dollars for high-end vehicle owners, according to the Jacksonville Business Journal. The Jacksonville Business Journal covered Garage San Jose's progress. Beyond that and its place among the broader wave of projects, specifics on the Southside development's address, pricing, unit count and construction timeline have not been detailed publicly.

A Niche Market Taking Shape Across the Region

Garage San Jose isn't an isolated idea. In Mandarin, RevHaus Suites markets itself as offering luxury car condos in the heart of the neighborhood, with a 23-by-50-foot, 1,150-square-foot floor plan starting at a preconstruction price of $299,000 and a larger 25-by-50-foot, 1,250-square-foot plan starting at $329,000, per the development's own listings. RevHaus says its target buyers include car collectors, RV and boat owners, makers, builders and hobbyists, and it advertises community amenities such as a clubhouse, trash enclosure, restrooms and a shower facility. Buyers reportedly receive a deed and title insurance along with what the company describes as the benefits of commercial real estate ownership.

Over in Atlantic Beach, The Shed takes a similar approach, marketing garage condos starting at $275,000 as spaces designed for hobbies and leisure rather than simple storage. The pitch across these Jacksonville-area projects leans heavily on lifestyle: garages built not just to park a car, but to host it, show it off and tinker with it on weekends.

A Tampa Blueprint for the Garage-Condo Concept

Northeast Florida isn't the first part of the state to try this. Paddock1, a Tampa development, offers 61 garage condos that are climate-controlled, gated and accessible only by keypad or FOB, according to the project's site. Owners can build their units open or with a loft, finance the purchase through local banks and credit unions, or buy outright, and the development includes a 3,000-square-foot owners-only common area called the Owner's Paddock. The Tampa Bay Times reported that Paddock1 began construction near downtown Tampa and was set to open during the summer of 2022, offering an early look at how the concept has since spread up the coast.

The Bigger Storage Boom Behind the Trend

Garage condos are emerging alongside a broader expansion of Jacksonville's self-storage industry. As of September, the city counted 151 self-storage facilities and roughly 11,615 storage units totaling more than 10.7 million square feet, according to data from StorageCafe. The average 10-by-10 unit in the city runs $107 a month, down 1.8% from a year earlier, the same data shows.

Jacksonville added about 534,523 square feet of self-storage space in 2025 alone, representing 5% of existing inventory, and overall inventory climbed 5.5% compared with the year before, per the StorageCafe figures. Another 756,252 square feet is projected to come online in 2026, a 41.5% jump over the prior year's completions. StorageCafe notes the broader self-storage market serves both renters and homeowners as an extension of their living space when their homes run out of room — a dynamic distinct from the luxury garage-condo niche, where buyers are seeking a deeded asset rather than a rented unit.

Condominium-style garage developments can be structured as deeded real property.
