A two-building industrial park just off I-95 in Stafford County has filled every square foot of its space, marking a milestone for a project that broke ground a little over two years ago. Austin Ridge Logistics Center, developed by NorthPoint Development, has reached 100% occupancy following a leasing campaign led by Colliers, according to Connect CRE.
A Fast Fill-Up Near the Interstate
Colliers describes Austin Ridge Logistics Center as a newly delivered, two-building industrial park, according to Connect CRE. Per Colliers, the park totals 692,154 square feet and is marketed as a Class A, multi-building facility with immediate access to I-95. The property sits in Stafford County roughly 45 minutes south of Washington, D.C., and about half a mile from I-95, with access via Exit 140, Colliers notes. The listing also touts the site's position between Richmond and Washington, D.C., with access to rail and ports, and describes a labor pool of 5.9 million people within a 60-minute drive time.
NorthPoint Development held a groundbreaking ceremony for the project on June 25, 2024, according to Go Stafford Virginia. At that time, plans called for a far larger buildout — five to seven buildings totaling roughly 2,078,015 square feet — with NorthPoint projecting a $133.9 million investment and more than 1,200 jobs once fully built out, the outlet reported. NorthPoint chose Colliers to market the development and tapped Brinkmann Constructors as general contractor, per the same account.
Colliers Team and Leasing Comments
The Colliers brokerage team representing the lease-up included John Lesinski, Ben Luke, Clay Ellis, Lee Cherwek, Rich McDaniel and Wood Thornton, Connect CRE reported. Ben Luke said NorthPoint developed a high-quality project combining Class A facilities with exceptional highway access, and that the market response demonstrates the area's continued growth and appeal for industrial users, according to the outlet. Connect CRE's report, written by content director Jasmine Kilman, characterized the full lease-up as a reflection of continued demand for high-quality industrial and logistics space along the I-95 corridor, with Stafford County emerging as an increasingly important location for companies seeking access to the Washington, D.C. and Richmond markets.
Mixed Signals in the Broader Market
The full lease-up comes even as the wider Northern Virginia industrial market shows some softening. The I-95 industrial corridor recorded negative quarterly net absorption of 239,128 square feet in the first quarter of 2026, with corridor-wide inventory at 19,986,043 square feet and vacancy at 7.8%, according to a market report from NAI KLNB. Still, the same report found that well-located warehouse and logistics space continued to attract consistent interest and was transacting above broader market averages, even as absorption turned slightly negative because fewer large, full-building users advanced during the quarter.
Locally, the numbers tell a more upbeat story. The Fredericksburg industrial vacancy rate fell to 6.2% in the second quarter of 2026, down from 7.2% a year earlier, according to a Cushman & Wakefield MarketBeat report cited by Merritt Properties. Stafford County has gained nearly 14,000 residents and seen about an 18% increase in private-sector businesses since 2020, Merritt Properties reports, and the county added 1,671 jobs between July 2025 and June 2026, citing figures from the Department of Economic Development and Tourism.
Other Projects Taking Shape Nearby
Austin Ridge Logistics Center isn't the only project leaning on the Austin Ridge name. Merritt Properties has broken ground on its own Austin Ridge Business Park nearby, planned as five light industrial buildings totaling 420,900 square feet, with Buildings 3 and 5 under construction and delivery targeted for the second quarter of 2027, per Merritt's project page. Phase I of that park calls for two Class A light industrial buildings totaling 140,000 square feet with flexible layouts ranging from 3,600 to 99,000 square feet — a scale Merritt says is designed to serve smaller tenants, since the company notes that active developers are largely focused on bulk facilities exceeding 200,000 square feet, leaving the 8,000- to 25,000-square-foot segment underserved.
Further south in Fredericksburg, Flint Development recently sold Capitol 95, a 934,523-square-foot Class A logistics facility, for $172.1 million, according to Institutional Real Estate, Inc. That facility, completed in 2026, was fully leased to J.E. Richards at the time of its sale. Together, the projects point to steady, if uneven, momentum for industrial development along the I-95 corridor south of Washington.
