Stonehaven Homes has opened sales for the first phase of Village Crossing, a mixed-use community rising on the site of the long-vacant Penn's Purchase outlet center directly across Route 202 from Peddler's Village in Buckingham Township. Single-family homes start at $1.9 million, with condominiums beginning at $1 million, as the roughly 14-acre property begins its transformation from a shuttered retail eyesore into a boutique residential and commercial destination.

Stonehaven president John McGrath III bought the property in December 2017 for $3.5 million, according to BUCKSCO.Today. Buckingham Township approved the Village Crossing project about five years before sales opened, the outlet reports, capping a long municipal process to redevelop the site.

Plans call for 18 single-family homes and 18 condominiums, with homes offering at least four bedrooms and three-and-a-half bathrooms. The project also includes two mixed-use buildings totaling 16,420 square feet of retail and commercial space, and the restoration of an existing Victorian house into four apartments, the report notes.

From Discount Outlets to Luxury Living

Penn's Purchase eventually saw tenants close gradually, and the property suffered burst pipes and a building collapse, according to the same BUCKSCO.Today report. The former shops were demolished after the outlet center closed, clearing the way for the new development. In May 2025, DELCO.Today reported that the site was set for redevelopment, following a multi-year effort to clear and reconfigure the long-blighted outlet space.

Engineering firm Gilmore & Associates secured land development approvals for the project, which include plans for a new Villaggio restaurant, walking trails around a naturalized wet pond, an off-site trail connection to Street Road, and entrance reconfigurations coordinated with PennDOT along Lower York Road/Route 202. Village Crossing will also restore about 4.5 acres of green space, with most homes backing onto or offering views of preserved open space, and some homes offering views of Buckingham Mountain.

The floor plans range from approximately 3,500 to 4,400 square feet, according to listings on Zillow.

A Prime Corner Across From Peddler's Village

Village Crossing sits within a 10-minute drive of both New Hope and Doylestown along Route 202, placing it along a commercial corridor linking the Philadelphia and New York metropolitan areas, per a listing cited by Homes.com. The site's location directly across from Peddler's Village puts the new homes next to one of Bucks County's busiest tourist draws. The 42-acre commercial campus hosts over 60 specialty shops and draws more than two million visitors annually, a dynamic Hoodline previously reported when founding family member Donna Jamison Cave was named the attraction's CEO in February.

That kind of tourist traffic sits alongside new residential ingress and egress planned for Village Crossing, underscoring why the PennDOT-coordinated entrance reconfigurations along Route 202 matter to the project's design. Families moving into the community will also be within the Central Bucks School District.
