Humann, the Austin-based company behind the SuperBeets line of cardiovascular supplements, has signed a lease for 12,745 square feet at Uplands Corporate Center in Southwest Austin. The deal fills the last available space in the campus's Uplands II building, pushing that property to full occupancy.
According to Realty News Report, Uplands II is now 100 percent leased following Humann's signing. The outlet describes Uplands Corporate Center as a 48-acre, two-building campus located at 5301 Southwest Parkway, a detail also confirmed by CommercialSearch. Humann markets itself as a clinically studied cardiovascular supplement brand, per its own website, and says its products are made in the United States using globally sourced ingredients.
Humann joins a roster of established tenants already occupying Uplands II, including RBC Wealth Management, Kimley Horn & Associates and Tricentis USA, Realty News Report's brief notes. Matt Frizzell and Brian Liverman of Cushman & Wakefield represented building owner Drawbridge Realty in the lease negotiations, while Case McCoy and Cole Martinez of HPI represented Humann, the same report states. As CoStar reported, Humann is an Austin-based manufacturer of beetroot-derived cardiovascular health supplements now occupying space at the campus.
Other Tenants Signal Steady Interest in the Property
Humann's arrival follows a string of leases at the same campus over the past several years. RBC Wealth Management previously signed a seven-year lease for 11,710 square feet at Uplands Corporate Center, according to the same CommercialSearch report. Tricentis, meanwhile, signed on for 42,019 square feet in the campus's second phase back in 2022, per the company's own announcement, with plans at the time to hire more than 100 employees across marketing, finance, engineering and operations.
A Mixed Picture for Austin's Office Market
The Humann lease lands amid a choppy Austin office landscape, where vacancy estimates diverge sharply depending on the source. Colliers put the overall vacancy rate at 20.6 percent for the second quarter of 2026, while JLL calculated total vacancy at 25.8 percent for the same period, down slightly from 26.0 percent in the first quarter. CommercialSearch cited a separate August figure of 27.8 percent, describing it as a 660-basis-point jump over the prior twelve months; these differing estimates have not been reconciled and are presented here as reported.
Beyond the vacancy debate, other indicators point to activity. Office deliveries totaled 279,300 square feet in the second quarter, according to Colliers, while net absorption stayed positive even as leasing momentum softened. JLL's data shows Austin office recorded 205,700 square feet of positive net absorption in the first half of 2026, including 64,525 square feet in the second quarter alone, with leasing activity showing particular strength in the CBD and Southwest submarket — the same area where Uplands Corporate Center sits.
Southwest Submarket Draws Bigger Deals Too
The Southwest submarket has also landed some of the city's largest transactions this year. JLL's report identifies Renesas Electronics' 97,816-square-foot lease at 3700 San Clemente as the largest Austin office deal of the second quarter. Asking rents across the broader market settled at $44.79 per square foot in the same quarter, Colliers reported, even as the city's development pipeline contracted to 1.7 million square feet under construction — its lowest level in recent years, according to the same JLL analysis.
