The Mercer, a 17-unit West Hollywood apartment building that opened in July 2026, is offering qualifying residents a $2,500 Erewhon credit and an upgraded membership, according to CoStar’s report. The building’s partnership with the grocery chain is also described in Elliman’s announcement.
Published rent figures differ
The reported starting rents are not consistent across the available materials. CoStar says the building’s two-bedroom, three-bathroom apartments start at $8,000 per month, while Elliman’s listing gives a starting lease rate of $9,000 per month. The sources do not explain the difference.
The building’s units are market rate
Christina and Silver Creek Development developed The Mercer, according to Elliman. All 17 apartments are market rate, with none listed as income-restricted or deed-restricted in the developer’s marketing materials, according to WEHOonline.
Local and national concession measures
CoStar reported that about 43% of Los Angeles apartment properties were offering some form of concession, compared with 29% in 2025. That measure covers Los Angeles properties; a separate national measure from RealPage found concessions on 14.5% of stabilized U.S. apartment units in September 2026, down 0.9 percentage points from August.
RealPage also reported that the average national concession rose to 11.1%, equivalent to about 5.8 weeks free on a 12-month lease. The national figures describe a different market and measure than CoStar’s Los Angeles property share; neither, on its own, establishes whether The Mercer’s offer has persuaded renters to sign.
