A 284-home community called Everstead is headed for 8113 Ligon Mill Road in North Raleigh, with home builder Tri Pointe Homes planning six floorplans, prices starting in the $500,000s, and sales expected to launch in February 2027. The project adds to a wave of new construction across the Triangle, where the builder already has a foothold with several active communities.

Tri Pointe Homes announced the project, saying Everstead will bring 284 new homesites to the area, according to the Financial Times. The community will include six floorplans split across two collections, The Grove and The Pines, as detailed in the company's announcement carried by PR Newswire. Everstead is also covered by WRE News, which confirms the 284-home project is planned for the Ligon Mill Road address in north Raleigh.

The homes themselves are designed around main-floor living, with second-floor options, personalization choices, and smart-home technology built in, per the announcement. Floorplans will range from roughly 1,400 to 2,700 square feet according to the press release, though Tri Pointe's own community website lists a slightly different range of 1,456 to 2,708 square feet. Homes will offer two to four bedrooms and two to three and a half bathrooms, with every home featuring a two-bay garage.

Location and Amenities Near the Neuse River

Everstead sits in North Raleigh with quick access to Highway 401 and Capital Boulevard, and the community is positioned near the Horseshoe Farm Nature Preserve and the Neuse River Trail. Once built out, the neighborhood will include an amenity center of about 3,200 square feet, expected to open in 2028 with a pool, fitness area, recreation rooms, and other shared spaces for residents.

James Flanagan, Tri Pointe Homes' vice president of community experience, said the homes are meant to offer design flexibility and features tailored to homeowners. The company has scheduled a Lunch and Learn event for prospective buyers and brokers on November 12, with a Muddy Boots event offering an early look at the community following in January 2027, ahead of the planned February 2027 sales launch.

A Busy Moment for Triangle Home Building

Everstead isn't Tri Pointe's only Triangle project. In August 2024, the News & Observer reported that the company was selling four communities in the region and had six more projects in the pipeline to open over the next 18 months. That report also said the builder had opened two new townhome communities in the area, adding roughly 130 units combined to the market.

The report described Tredenham, a 66-unit neighborhood in Durham with homes from 1,650 to 1,916 square feet starting in the low $400,000s, and Elm Park, a 63-unit Raleigh community with 2,252- to 2,398-square-foot homes starting in the $500,000s. A separate 55-plus community called Altis at Serenity is also planned for Fuquay-Varina, with prices expected to start around $400,000. For context, the median sale price for all property types across 17 Triangle counties was $420,000 in July, per the Triangle Multiple Listing Service figures cited in that report.

Tri Pointe Homes says it has a presence in 13 states and the District of Columbia. The company has also touted recent recognition, saying it was named one of the 2026 Fortune World's Most Admired Companies and a 2026 Fortune 100 Best Companies to Work For, along with being named a People Companies That Care organization from 2023 through 2026 and earning Great Place to Work certification for five consecutive years.
