Tropical Smoothie Cafe opened a new cafe at Miami Valley Crossing on E. Ash Street in Piqua on Wednesday, marking the second Tropical Smoothie Cafe location in Miami County alongside an existing shop on W. Main Street in Troy. The Piqua location sits next door to a furniture store, which shared a photo of the new cafe on its Facebook page and said it was excited to welcome Tropical Smoothie Cafe to the neighborhood.
The opening was reported by WHIO TV, which noted the new storefront gives Miami County its second Tropical Smoothie Cafe. The Piqua cafe occupies a 2,650-square-foot space at 1260 E. Ash St., after the company submitted a commercial building permit to Miami County in August for interior alterations estimated at roughly $250,000, according to the Dayton Business Journal.
Piqua Joins a Growing Regional Footprint
The Piqua store represents the 13th Tropical Smoothie Cafe location in the broader Dayton region, part of a local footprint that already includes cafes in Beavercreek, Centerville, Huber Heights, and Oakwood, per the same report. That regional density shows how the smoothie chain has steadily filled in the Miami Valley market even as Piqua becomes just the second Miami County address for the brand.
Piqua's new location arrives inside Miami Valley Crossing, a 162,893-square-foot retail center owned by Toledo-based Tolson Enterprises and anchored by a Walmart Supercenter and The Home Depot, the business journal reports. The center has seen fresh tenant activity recently, including the August 30 opening of a 30,000-square-foot T.J. Maxx in space previously held by Big Lots.
A High-Traffic Corridor Near I-75
Miami Valley Crossing sits along East Ash Street, also known as State Route 36, which carries approximately 19,000 vehicles daily near Interstate 75, a corridor that itself handles more than 50,000 vehicles per day, according to Tolson Enterprises. That traffic volume helps explain why national retailers keep circling the property, which originally opened in 1970 as Piqua East Mall before being redeveloped into an open-air retail center in the late 1990s, according to background compiled on Wikipedia.
Piqua itself has a 2026 estimated population of 21,191, with a median household income of roughly $61,500 to $67,800 within its primary trade area, per World Population Review. That population base, paired with heavy commuter and shopper traffic along the Ash Street corridor, gives the fast-casual chain a built-in customer pool right outside its door.
Part of a Bigger Franchise Push
The Piqua opening lands amid an aggressive national expansion for Tropical Smoothie Cafe. The chain projects surpassing 1,800 nationwide locations by late 2026, a 50% increase in units since 2022, under private equity owner Blackstone, which acquired the franchise in 2024, according to CNBC reporting. Franzy reports average gross revenue of $979,500 under Item 19 of the 2024 FDD.
Opening a single location typically requires an initial investment between $300,000 and $720,500, according to company franchise disclosure documents cited by Franzy. With the Piqua buildout estimated near $250,000 for interior work alone, the new cafe reflects the kind of capital commitment driving the brand's rapid rollout into smaller Ohio markets alongside its established presence in Troy.
