A brick ranch that sat empty for years in Upper Arlington has been reborn as a six-bedroom, five-bathroom estate now listed for $2.7 million. The property at 3151 Asbury Drive started out as a modest, unfinished 840-square-foot structure before undergoing what amounts to a total transformation.
The makeover turned the once-vacant house into a sprawling home with a first-level primary bedroom and office, along with a split-level basement featuring a gym, a wine cellar and a kitchenette, according to The Columbus Dispatch. The listing photos, provided by Simone Sanchez and shot by Vitality Pictures, show just how far the property has come from its bare-bones beginnings.
Upper Arlington Prices Up Year Over Year
The Asbury Drive listing comes as Upper Arlington home prices have risen year over year.
Homes in the suburb are still moving fast, selling in an average of 33 days during that same window, barely more than the 32 days recorded a year earlier, the same report notes. Sales volume ticked up too, with 156 homes sold in August compared with 143 during the same month last year. The figures suggest buyers aren't just willing to pay more — they're still competing to do it quickly.
Staying Put in Upper Arlington
Among Upper Arlington homebuyers, 75% searched to remain within the metropolitan area. That loyalty to the neighborhood may help explain why a renovation this extensive made financial sense in the first place.
The $2.7 million price tag on Asbury Drive also lines up with other recent high-end sales nearby. A 1941 Colonial Revival house at 2405 Onandaga Drive, also in Upper Arlington, sold for the same $2.7 million figure on April 30, according to NBC4. That outlet reported that every property among Franklin County's top five home sales in April exceeded $2.5 million, describing the activity as reflecting strong demand across the county's luxury housing market.
Whether the Asbury Drive estate fetches its full asking price remains to be seen, but its journey from an empty, unfinished ranch to a multimillion-dollar listing captures just how dramatically some corners of Upper Arlington's housing stock are being reimagined.
