Waffle House has submitted plans to build its first Bryan-College Station restaurant, picking a spot inside the Walmart-anchored Rudder's Landing development in West Bryan near West Villa Maria Road and Harvey Mitchell Parkway. The filing, submitted Monday, closes out more than a decade of local lobbying for the Georgia-based chain to finally plant a flag in Aggieland.
The Filing and the Site
Waffle House submitted plans on Monday, Oct. 26, to develop the new restaurant at Rudder's Landing, according to wtaw.com. The site sits within the Walmart-anchored commercial development in West Bryan, and if built as planned, it would bring the chain to the Bryan-College Station area for the first time. Waffle House Inc. has not set a construction start or completion date, the outlet reports, meaning there is no estimated opening for curious locals to circle on a calendar.
Bryan Mayor Bobby Gutierrez welcomed the news, saying residents had been pushing for this for years. “They have been asking for a Waffle House for years, and we're thrilled to bring them this news,” Gutierrez said, per the same report from wtaw.com. The closest existing Waffle House locations are in Conroe and Cypress, each about 70 miles from Bryan, underscoring just how long area diners have had to drive for their hash browns scattered, smothered and covered.
A Decade-Long Campaign for Hash Browns
This moment didn't come out of nowhere. Waffle House has repeatedly topped wish-list surveys of what residents want to see open locally, and a recent Shape College Station poll confirmed it again: Waffle House was the most requested restaurant among 148 businesses, according to Community Impact. That quarterly survey pulled in more than 3,000 votes across all those businesses, a sign of just how badly locals wanted their waffle fix.
The devotion runs deeper than a single poll. Residents created a Facebook group back in 2014 specifically to lobby for a Waffle House in College Station, Community Impact notes. Years later, in 2019, the chain actually staged a pop-up event on the Texas A&M campus after Bryan-College Station won a fan vote on Twitter, according to KBTX. It was a taste of what was to come, but not the real thing — until now, potentially.
Why It Took So Long
Not everyone was convinced Waffle House would ever commit to the Brazos Valley. A Texas A&M management professor previously suggested that the area's lack of direct interstate access and smaller population compared with Houston might make expansion here unlikely, as reported by The Battalion. Complicating things further, Waffle House has previously indicated that a logistical rollout in the region would require a total of six locations in the general vicinity, per wtaw.com's reporting — though no additional Brazos Valley sites beyond Bryan have been confirmed.
For now, the Bryan filing stands as a single, concrete step rather than a sweeping regional buildout. Waffle House operates more than 1,900 locations across 25 states, according to Community Impact's Austin coverage, giving a sense of the chain's scale even in a market it has yet to crack.
How Other Texas Projects Have Moved
Elsewhere in Texas, Waffle House's development pace offers some perspective on what Bryan might expect, even without a confirmed timeline of its own. A planned Liberty Hill location, set for 11834 Hwy. 29 next to a McDonald's and Taco Bell, had its site permit approved Sept. 8, according to kdhnews.com. That project was filed roughly a year before the permit approval, with state records listing the diner at about 1,840 square feet and an estimated construction cost of $300,000, with an opening estimated for December 2026.
Bryan's filing is still in its earliest stage by comparison, with no square footage, construction cost, or site-permit status yet made public. What is clear is that the demand has been building for more than a decade, and the city's mayor is framing this as the payoff for persistent, patient asking. Whether Rudder's Landing opens its waffle iron next year or further down the road remains something only Waffle House Inc. can answer.
