Construction has wrapped up on a new 11-story residential tower at 28 Avenue at Port Imperial in West New York, New Jersey, bringing 426 rental units to the Hudson River waterfront. The building, known as The Altiers, sits at the intersection of Avenue at Port Imperial and Riverbend Road, with a design that opens toward the river and puts many units within view of the Midtown Manhattan skyline across the water.

According to New York YIMBY, the project was designed by Lessard Design and developed by Canoe Brook Development, and it offers layouts ranging from studios to three-bedroom units. The exterior combines white and earth-toned paneling with floor-to-ceiling windows and glass doors, while numerous stacks of balconies line the facade. The building's ground floor features a double-height level wrapped in bronze-hued metal screens that conceal the parking garage, and new trees and shrubbery have been planted around the property and along the adjacent waterfront esplanade.

The Altiers is described by Hoboken Girl as a rental community located at 28 Avenue at Port Imperial, offering flexible options between studio, one-bedroom, two-bedroom and three-bedroom rentals. The building has easy access to the Hudson River walkway, according to the same report, and is within walking distance of the Port Imperial Ferry.

Amenities Lean Into Resort Living and Remote Work

The amenity list reads like a checklist for both relaxation and productivity. The building includes a swimming pool, pickleball court, tennis court, landscaped courtyard and grilling areas, alongside a fitness center with a Pilates studio and private training, per New York YIMBY's reporting. Hoboken Girl's coverage of the property separately notes that the fitness center includes private training and reformer studios, and the Altiers' own website describes a state-of-the-art fitness center with five specialized rooms and sweeping skyline views along the Hudson waterfront, as detailed on thealtiersnj.com.

For residents who want to work without leaving the building, there are private offices and a coworking lounge, plus a music room and a podcast studio. A clubroom, communal laundry room, 24/7-attended lobby with a lounge and mail room, package room, and a children's playroom round out the building's common spaces. The rental listing on RentCafe separately describes a resort-style courtyard with pool and lounge seating, outdoor grilling and private dining spaces, and a resident clubroom, and reports that the property currently has 92 available units, with select units advertised at up to two months free.

A Short Walk to the Ferry and Light Rail

The Altiers sits a short walk from the Port Imperial Ferry Terminal, which provides commuter access to Manhattan. The nearby Port Imperial Ferry light rail station also serves the Hudson River waterfront, and the Lincoln Tunnel is a short drive south of the building, according to New York YIMBY's reporting on the completed project.

The building is the latest addition to Port Imperial, the sprawling waterfront redevelopment that now comprises more than 7,500 rental and for-sale apartments and townhomes, 150,000 square feet of retail space, two hotels, two public garages and roughly 20 acres of public space, per Multi-Housing News. The outlet notes the community rises on a former industrial brownfield site, developed following a cleanup program that involved Roseland and the New Jersey Department of Environmental Protection.

Another Waterfront Tower Rising Nearby

The Altiers isn't the only new rental tower taking shape along this stretch of the Hudson. Just down the street, a project known as RB3 is planned as a 426-unit, 11-story luxury apartment building at 30 Avenue at Port Imperial, with $150 million in construction financing arranged by JLL, according to the firm's announcement. JLL has described RB3 as the only rental building directly on the waterfront within the 200-acre, master-planned Port Imperial community, with a planned amenity package that includes a fitness center, club room, private work offices, coworking spaces, a children's playroom, a pool and a pickleball court.

RB3 is three blocks from the NY Waterway ferry and about 0.4 miles from the Hudson-Bergen Light Rail Station, per JLL's filing. Construction on that project is scheduled to be completed in the fourth quarter of 2026, according to the Commercial Observer.
