A 23,000-square-foot private social club with a price tag of $27 million is rising out of the ground at Two Rivers, the sprawling master-planned community south of State Road 56 near Zephyrhills and Wesley Chapel. Clubhouse walls are climbing above the slab, and the pool area is beginning to take shape, offering the clearest sign yet that the amenity long promised to select Two Rivers neighborhoods is becoming a physical reality.
The project, called The Landing, is being developed by Eisenhower Property Group off Colston Avenue, according to Wesley Chapel Community. The outlet reports that construction is moving forward, with clubhouse work advancing above ground and the pool area taking shape, though the project does not yet have a firm, confirmed opening date in the available information.
Once finished, the clubhouse alone is planned to span more than 8,500 square feet, housing indoor and outdoor dining, a bar and a private dining room, per the same report. A separate wellness center, planned at more than 7,600 square feet, is designed to offer strength training, group fitness and cycling space, while an outdoor yoga lawn rounds out the fitness offerings.
Courts, Pools and a Water Slide Tower
Sports amenities are a central piece of the plan. The Landing is slated to include eight pickleball courts and four Har-Tru tennis courts, according to the report. On the aquatics side, plans call for a lap pool and a separate family pool complete with a water slide tower, alongside a casual restaurant, an event lawn and a children's play area.
Those features echo plans described in The Landing's digital brochure, which describes a six-lane Junior Olympic lap pool and resort-style pool with slide tower, along with fitness equipment, classes and outdoor wellness programs including yoga on the lawn. The brochure also notes that restaurants are planned to be open for lunch and dinner service, with poolside dining offering light bites and cocktails. The developer cautions in that same brochure that all renderings and plans are conceptual by nature and subject to change.
Membership Tied to Six Neighborhoods, With Separate Fees
Resident membership at The Landing is tied to qualifying homes in six villages: Tamarack, Ryals Field, Fairwood, Hammock, Delyle and Shortgrass, Wesley Chapel Community reports. That membership requires separate charges on top of any homeowners association dues, and the club itself is privately owned and operated apart from the community's HOAs and community development districts — a structure also described by bldup.com, which notes the club is independently managed and not governed by an HOA or CDD.
The fee structure itself has been described in slightly different ways across available sources. One summary outlines a one-time, nonrefundable $800 contribution plus 7% sales tax due at closing, a $600 annual membership fee, and estimated monthly dues of $250 once the club opens — together totaling an estimated $3,600 a year, or roughly $300 a month, before other applicable charges. A separate developer overview, however, lists a membership fee starting at $35 per month with increases based on the club's fee schedule, plus separate operational dues estimated at $250 per month. The membership fee carries an annual increase cap of 3.5%, while club dues are capped at a 20% annual increase, according to the reporting.
Nonresident Access and What Comes Next
People outside the six qualifying neighborhoods may apply for nonresident membership, though that access is subject to approval and possible waitlists. Entry charges for nonresident membership depend on demand and capacity, and nonresident annual fees may run higher than those paid by qualifying residents, per the report. Formal club plan and membership documents will ultimately govern the final terms.
Timing remains one of the project's open questions. For now, prospective members are watching for the next milestone: completion of the facilities and confirmation of when dining, swimming, fitness and court activities will actually begin.
The Landing's progress comes as Two Rivers itself continues to fill in. The roughly 6,000-acre community, where construction began in late 2022 after the State Road 56 extension to U.S. 301 opened in 2019, carries Pasco County entitlements for 4,047 single-family homes, 514 townhomes, 108 villas and 1,878 multifamily units. The Oasis at Two Rivers, an eight-building, 344-unit apartment community, became the development's first residential phase to welcome move-ins when leasing opened Aug. 27 on the south side of State Road 56.
