A Crystal City restaurant space is listed for lease after Bonsai Sushi closed, according to ARLnow. The restaurant appears to have shut its doors a couple of months before the closure was reported. The vacancy is part of a stretch of Crystal City where other restaurant spaces are also seeking tenants.
Bonsai Sushi occupied 1,300 square feet at 553 23rd Street S., between Freddie's Beach Bar and Enjera Restaurant, according to ARLnow. The menu included sushi and sashimi, along with Japanese dishes such as ramen, teriyaki and tempura.
A Second Crystal City Closure in Months
Another restaurant vacancy appeared nearby in late August, when Los Tios Grill closed its Crystal City location. Its property is also listed for lease, according to ARLnow. The two storefronts are vacant along the same stretch of the neighborhood.
Scapegoat Beer Garden Site Still Searching for a Tenant
A separate restaurant space remains available at Crystal Hill, 556 22nd Street S. The site had been slated for Scapegoat Beer Garden before going back on the market earlier this year, according to ARLnow. The report describes a 3,500-square-foot restaurant area and 6,500 square feet of outdoor seating.
A Proposed Mix of Housing and Retail
A May 8, 2026, Arlington County Board report describes JBG Smith’s proposal to convert office buildings at 1800 and 1901 S. Bell Street to residential use with ground-floor retail. The proposal illustrates one approach to changing Crystal City’s mix of uses, combining housing with retail at street level.
No replacement tenants have been identified for Bonsai Sushi or Los Tios Grill, and the future of the Scapegoat Beer Garden project remains unresolved while its space is listed for lease.
Districtwide Business Activity and Adaptive Reuse
The National Landing BID reported on its retail-market page, updated October 2026, that the district welcomed nearly 30 new businesses in 2025 and 19 so far in 2026. Those districtwide opening counts do not describe Bonsai Sushi’s performance or establish retail occupancy in Crystal City. An Arlington County staff report dated October 10, 2025, recommended converting an existing office building at 4100 Fairfax Drive in the Ballston-Virginia Square area to residential use with ground-floor retail, a separate example of adaptive reuse outside Crystal City, according to Arlington County.
