Carillon at Germantown is a proposed rental development by Cirrus Property Group. The firm also has a project underway in Grafton.

The Germantown development has been described with differing unit counts in public records and reporting. A site plan application filed with the village identifies Daniel Hasbani of Cirrus Property Group as agent for Tanner Hahn of Faith Lutheran Church and describes the project as a 36-unit multifamily development at W172N11187 Division Road. A Milwaukee Business Journal report from January similarly characterized the plan as a 36-unit rental project. But a BizTimes report on the same church-partnered proposal described it as a 42-unit apartment community, and the available records do not clarify whether the project's size changed between filings or whether the two accounts refer to different versions of the plan.

Rents Expected to Start Around $2,000

Whatever the final count, the project is being built in partnership with Faith Lutheran Church, converting church-owned land into housing. According to BizTimes, Cirrus vice president of development Daniel Hasbani said early rent estimates run between $2,000 and $3,000 a month. The outlet also reported that the firm pitched the development as offering upscale, market-rate rental options not currently available in the local market.

Getting to this point required clearing several hurdles. The same BizTimes report noted that the project needed to work through multiple village approvals before construction could begin.

Other Apartment Projects Moving Through Germantown

Cirrus's Germantown proposal comes amid a broader wave of apartment proposals working their way through the village. Germantown's Plan Commission separately approved a 48-unit apartment complex proposed by Premier Real Estate Management at W140N9935 Fond du Lac Avenue, calling for four two-story buildings on roughly 7 acres, according to BizTimes.

Another proposal along Highway 145 involves redeveloping a former church site into apartments. That plan, reported by the Milwaukee Business Journal, was framed as a scaled-back alternative after an earlier version of the project drew neighbor opposition.

Grafton Build-to-Rent Project Offers a Nearby Comparison

The Carillon at Grafton gives a sense of the firm's pipeline beyond Germantown. That build-to-rent community is planned for 34 units across 10 buildings, with construction already underway and the first units slated for occupancy in early 2027, according to a report from rebusinessonline.com. Associated Bank provided an $8.8 million construction loan for the Grafton project, with Cirrus Property Group listed as the borrower, the same report noted.

Together, the Grafton and Germantown projects highlight Cirrus's activity in the Milwaukee-area rental market, even as questions remain about the exact scale of the Germantown development.
