CRG has broken ground on two Class A industrial buildings totaling 911,040 square feet at The Cubes at Etna, a sprawling master-planned park just east of Columbus. One of the two structures, Building B, is already fully leased to logistics firm Omega Morgan, while its neighbor, Building C, is being built on a speculative basis with no tenant yet in place.
The groundbreaking marks the latest phase of a 305-acre industrial park CRG and its partners have been developing in Etna Township, according to REBusinessOnline. Building B spans 750,120 square feet and rises on more than 37 acres, while Building C totals 160,920 square feet on roughly 10 acres, according to the original reporting from CommercialSearch. Both projects are being developed in partnership with an affiliate of LXP Industrial Trust, CRG's capital partner on the park, the outlet reports.
Building B is designed with 40-foot clear heights, 141 dock-high loading doors, four drive-in doors, 185-foot truck courts, 397 vehicle parking spaces and 219 trailer stalls, per the same account. Building C, the smaller speculative structure, will feature a 32-foot clear height, 30 dock doors, two drive-in doors, a matching 185-foot truck court, 174 vehicle parking spaces and 63 trailer stalls. CommercialSearch's reporting notes that LJC Design & Engineering is serving as architect on the project, with Contegra Construction as general contractor and KBC Advisors handling leasing efforts.
Delivery Timelines Differ Across Sources
Sources differ slightly on when the two buildings will be ready for occupancy. CRG's own project page states that Buildings B and C are under construction and scheduled to deliver in the first quarter of 2027, while REBusinessOnline reports that both buildings are slated for completion in 2027, with Building C specifically expected to deliver next summer. CommercialSearch's reporting aligns with that framing, noting the two facilities will come online next year and are slated for completion in 2027.
The leasing picture also shows some inconsistency between sources. CRG's project page describes both new buildings as available for lease, even as REBusinessOnline and CommercialSearch both report that Building B is fully leased to Omega Morgan, which already occupies another facility at The Cubes at Etna. Both projects benefit from a 15-year, 100 percent tax abatement, according to CRG and CommercialSearch's reporting.
A Park Built in Phases Near a Key Interstate Junction
The Cubes at Etna sits next to the Interstate 70 interchange at State Route 310, about 20 miles from downtown Columbus and Rickenbacker International Airport, according to CommercialSearch. CRG and LXP acquired the site in 2018 and have expanded the park in phases as regional demand for large-format distribution space has grown. At full build-out, the park is expected to comprise six buildings totaling approximately 3.7 million square feet, with Building F planned as the last structure and a pad-ready site able to accommodate a build-to-suit facility of up to 337,590 square feet.
Three completed facilities already standing at The Cubes at Etna total more than 2.5 million square feet, per CommercialSearch's reporting. One of those earlier structures, Building D, began as a speculative 250,020-square-foot distribution center that CRG announced in August 2023, according to a company announcement from CRG. That building was later leased to Omega Morgan, which planned to use it for Ohio Valley distribution services, as reported by REBusinessOnline.
Columbus Industrial Market Keeps Heating Up
The new groundbreaking lands amid a broader surge in Columbus industrial activity. Vacancy in the region fell to 4.5 percent by the end of the third quarter of 2026, down 270 basis points from a year earlier, according to KBC Advisors. Net absorption reached 4.6 million square feet in the quarter, up 55 percent from the prior quarter, while leasing activity surged to 9.2 million square feet, an 89 percent jump from the second quarter.
Asking rents climbed 11 percent year over year to $6.44 per square foot, KBC Advisors reports, even as construction activity nearly doubled quarter over quarter to 11.2 million square feet under development across the region. Development remains heavily concentrated in Rickenbacker, which accounts for 52 percent of buildings currently under construction, according to the firm's data. Separately, Columbus recorded industrial leasing activity of 18.4 million square feet through the third quarter, with buildings of at least 700,000 square feet accounting for 7.7 million square feet of that volume, according to KBC Advisors figures cited by CommercialSearch.
Yardi Matrix data cited in that same reporting shows Columbus had 30 industrial projects totaling more than 17.5 million square feet under construction as of early November, with 11 projects of at least 500,000 square feet accounting for 11.6 million square feet of that total. Elsewhere in the region, developer Ambrose started work last month on the second building within Columbus Logistics Park – West, a 169-acre, three-facility logistics park in West Jefferson. That building is set to span about 1.1 million square feet with a 40-foot clear height and 110 docks, and substantial completion is slated for fall 2027, according to REBusinessOnline's reporting on the project.
