A cybersecurity company that protects some of the world's largest corporations from identity-based cyberattacks has planted its flag on the Hoboken waterfront. Semperis, a provider of AI-powered identity security and cyber resilience, announced Thursday that it had opened its new world headquarters at Waterfront Corporate Center, 111 River Street, with a ribbon-cutting held the day before.
The ceremony on November 4 drew Hoboken Mayor Emily Jabbour, representatives from the Hoboken Business Alliance, and Semperis employees, according to a company announcement. The firm described its new space as 12,000 square feet, while Real Estate NJ reported the lease at 12,016 square feet, occupying part of the ninth floor at Waterfront Corporate Center I.
Semperis says the Hoboken office gives it a strategic base in the New York–New Jersey metropolitan area and will support continued growth and expansion of its regional team. CEO Mickey Bresman said in the announcement that Semperis is thrilled to expand its presence in Hoboken and strengthen its influence in the regional tech ecosystem. The company said the headquarters will support development of solutions designed to safeguard the hybrid identity systems used by the world's largest companies.
Growth Numbers Behind the Move
The expansion comes as Semperis reports more than 40% revenue growth over the past 12 months and nearly 700 employees globally, per the company's own figures. That marks a sharp acceleration from the 25% growth and roughly 500 employees Semperis reported as of a February 2025 press release, which had already identified Hoboken as the company's office headquarters at that time.
Semperis says more than 1,200 organizations rely on its platform, including over 25% of the 100 largest U.S. companies, and that it serves customers in more than 40 countries. The company also touted recent recognition, including a spot on the 2026 Inc. 5000 list of innovative technology companies and CRN's 2026 Security 100 list, along with six consecutive years on Deloitte's Technology Fast 500.
A Broker's View of the Deal
Cushman & Wakefield Executive Managing Director Mina Shehata, who worked on the transaction, said it was a privilege to assist Semperis in securing a space that not only meets their operational needs but also positions them for continued success. Real Estate NJ reported that Shehata worked alongside Cushman colleagues Patrick Decker, David DeMatteis and Mark Zaziski in negotiating the lease. Shehata described Semperis as representative of a new wave of high-growth, mission-driven technology firms calling modern Hoboken home.
Semperis isn't the only tenant anchoring itself at the sprawling complex. Waterfront Corporate Center spans 1,620,000 square feet of office space and ground-level retail along the Hoboken waterfront, according to developer SJP Properties. Enterprise software firm NICE Systems recently renewed a 39,990-square-foot lease at the complex's 221 River Street building, occupying its entire 11th floor, with the same Cushman & Wakefield team representing the tenant in that deal as well.
New Jersey's Office Market
Semperis's move lands amid broader activity in New Jersey's office market.
Average Class A asking rents in New Jersey climbed to $34.60 per square foot in the third quarter, up 1.6% year over year, the Colliers report found. Other Hoboken waterfront activity included Walmart's 80,000-to-90,000-square-foot lease at 221 River Street, underscoring sustained demand for space along the corridor even as companies like Semperis move in with smaller, high-growth footprints.
