A developer is moving forward with plans for a 14-story apartment complex in Concourse Village, adding another large residential project to a Bronx neighborhood already in the middle of a building surge. The project comes as the borough works to add new housing to account for an increasing number of residents.
Details on the project's exact address, unit count, affordability mix and the developer behind it have not been disclosed, according to The Business Journals, which first reported the plans. The outlet's report focused on the project's location in Concourse Village and its scale, without laying out a construction timeline or financing picture.
A Borough Already Mid-Boom
The Concourse Village plans land amid a broader wave of residential construction across nearby Bronx neighborhoods. Just to the north, five residential projects in Highbridge and Concourse are expected to create more than 900 new homes, as reported by New York YIMBY. Those developments include a 14-story building at 1320 Inwood Avenue set to yield 114 rental units alongside more than 51,000 square feet of community facility space, and a 15-story project at 1298 Inwood Avenue nearing completion with 195 units planned.
Two of the larger projects in that Highbridge and Concourse cluster stand out for their scale. River Commons, planned for 1240 River Avenue, is slated to rise 17 stories with 328 rental units and a public healthcare center to be operated by NYC Health + Hospitals – Gotham Health, per the same YIMBY report. Nearby, River Apartments II, a 20-story affordable development planned for 1185 River Avenue, is expected to contain 292 apartments in studio-to-three-bedroom layouts for households earning up to 80 percent of area median income.
Other Affordable Projects Nearby
Concourse Village itself has already seen affordable-housing activity in the past year. A project announced for 860 Village Concourse East is planned as two 18-story towers with 266 affordable rental units, according to a separate New York YIMBY report, which noted it alongside a second project at 1810 Randall Avenue in Clason Point. Together, the two developments were expected to yield a combined 446 units, though construction timelines for both projects had not been announced as of that report.
It remains unclear whether the newly reported 14-story complex is connected to any of these previously announced developments. The Bronx has seen a steady stream of large residential proposals over the past year, including a 12-story residential project reported in Norwood and a 497-unit affordable-housing proposal from Phipps, both covered by The Business Journals. Taken together, the proposals point to a borough adding housing stock at a notable clip, even as specifics on the newest Concourse Village project remain limited.
