A developer is planning a new residential addition spanning 545 acres in Burnet County.
According to The Business Journals, a residential development is planned in Burnet County.
The 545-acre project is planned for Burnet County, a region that has increasingly drawn attention from Austin-area developers looking for land beyond the metro's tightening core.
Tracking Burnet County's Housing Numbers Gets Complicated
Measuring the real impact of a project like this on local housing data isn't straightforward. The Texas Real Estate Research Center notes that new-home sales negotiated directly between a builder and a buyer, outside of the Multiple Listing Service, are not included in its Burnet County housing dataset. That means the dataset may not capture all such new-home sales.
Separately, the U.S. Census Bureau says its QuickFacts figures for the county are pulled together from a range of sources, including population estimates, the American Community Survey, and building permit data, among others, according to the U.S. Census Bureau. It's a reminder that big new developments don't always show up cleanly in official tallies right away.
A Larger Example Taking Shape Near Houston
While the Burnet County project's full scope is still coming into focus, a comparably large undertaking farther south offers a sense of what these mega-acreage deals can eventually become. Peachtree, a planned community rising on a 1,458-acre tract in Brazoria County near Alvin and Liverpool, is expected to include more than 3,400 homes along with retail, two elementary schools, parks, and open space at full buildout, according to the Houston Chronicle.
That project's first phase alone covers 206 acres and calls for 535 finished single-family lots plus a recreation area, the Chronicle reported. The deal is structured across multiple phases, with closings scheduled roughly every 18 months, and site work had already begun with the first phase expected to wrap in the second quarter of 2027. IHP Capital Partners partnered with Texas-based Scarborough Lane Development to build out the roughly 3,400 home lots, in a community sitting five miles east of the Highway 288 corridor and 28 miles south of downtown Houston within the Alvin Independent School District.
The Burnet County project is a fraction of Peachtree's size, but the comparison underscores just how much residential land developers are currently lining up across Texas, from the fast-growing Gulf Coast suburbs to the increasingly sought-after Hill Country west of Austin. For now, Burnet County residents and prospective buyers are left watching for more specifics on exactly which city might host the new addition and when lots will actually hit the market.
