Eddie F's New England Seafood has closed its Clifton Park location for good, shutting the doors on Route 9 after the building it leased was sold. The closure took effect Monday, and the Saratoga Springs-based seafood chain says its original restaurant on Clinton Street will keep running as usual.
Property Sale Forces the Final Shutdown
The company announced the closure, according to 1045TheTeam, and the Times Union reported that Eddie F's was putting the Clifton Park location's furniture, fixtures and equipment up for liquidation. The station reported that Eddie F's said it would be closing the Route 9 spot due to the sale of the property, with the shutdown effective Monday, November 2. The Times Union separately reported that the 1742 Route 9 property was listed for sale.
The Saratoga Springs location, at 119 Clinton Street, will be unaffected, with the eatery calling it business as usual, per the same station's report. That restaurant is open 11 a.m. to 8 p.m. Monday through Saturday and closed Sundays, and Eddie F's also runs a seasonal satellite at Saratoga Race Course. Eddie F's was founded in Saratoga in 2016 and opened the Clifton Park location in February 2023, according to the Times Union.
A Short-Lived Partnership Unraveled Before the Sale
The Clifton Park spot had a complicated recent history. In December 2025, the restaurant formerly known as Eddie F's Clifton Park transformed into Eddie & Mario's New England Seafood and Pizzeria, a joint venture between Ed Fazzone and Mario Cardenas, as reported by Saratoga TODAY. Cardenas also owns West Ave Pizza and West Ave Chicken in Saratoga, per the Times Union's reporting.
That partnership didn't last. Fazzone and Cardenas later ended their collaboration, with the business saying the partnership at Eddie and Mario's was simply not the right fit, according to News10. The station reported Fazzone said they were grateful for what they learned from the attempt. At the time of the split, the business said the transition would not affect any of the other Eddie F's or West Ave locations, and the Clifton Park site reverted to operating as a second Eddie F's location. Weeks before the final closure, Fazzone told the Times Union, “We will be here until we hear anything,” reflecting the uncertainty hanging over the leased building even as the restaurant kept serving customers.
Part of a Rough Stretch for Halfmoon Storefronts
The Clifton Park closure adds to a string of recent business exits in the area. Power's Pub in Halfmoon closed in September, and the Cookie Factory closed up shop back in August, 1045TheTeam noted in its report. With the Route 9 property now marketed for redevelopment, it remains to be seen what, if anything, will eventually take Eddie F's place on that stretch of Halfmoon.
