Construction crews reached the structural top of a 24-story condominium tower rising along Estero Bay this past week, marking a milestone for what developers call the final residential building planned inside the sprawling West Bay Club community. The tower, known as The Island at West Bay Club, is set to bring 86 residences to 5100 Baybridge Blvd., with completion targeted for mid-2027.
Developer Kolter Urban announced the topping out on Oct. 30, according to the Business Observer, which reported the milestone brings the project closer to its planned mid-2027 finish. The Delray Beach-based developer broke ground on the tower in February 2025, and the building is described as the ninth and final residential complex within the 868-acre West Bay Club community.
Four Homes Per Floor, Views of the Gulf
Designed by GarciaStromberg, the tower is being finished out by Manhattan Construction Co., which is handling residences, common areas and amenities. Crews have spent recent months on interior framing, windows, building systems and finishes, the Business Observer reported. With just four residences per floor, the building offers corner units with wrap-around terraces and private, access-controlled elevators, along with layouts ranging from three- to four-bedroom-plus-den configurations.
Residence sizes run from approximately 3,300 to more than 6,270 square feet, and the tower includes two penthouses among its 86 total homes. Kolter Urban Florida West Coast division president Brian Van Slyke said the building offers privacy in a vibrant private country club community, according to the outlet, with residents gaining views of Estero Bay and the Gulf of Mexico as well as access to the existing country club community.
Rooftop Pool, Sports Simulator Among Amenities
Plans call for a rooftop relaxation pool, spa, outdoor kitchen and wine bar for tower residents, alongside a separate pool deck featuring lap lanes and cabanas. The building is also slated to include a fitness center, clubroom, sports simulator lounge, two guest suites and a 24-hour-staffed lobby, per the same report. Premier Sotheby's International Realty is handling sales for the project.
Pricing details differ slightly depending on the source. The Business Observer reported that prices begin at approximately $2.7 million and reach about $10 million for premium residences and penthouses, while Florida YIMBY reported that homes are priced from $3 million. The outlets also differ on the building's exact height, with the Business Observer describing a 24-story tower while a Village of Estero development update referred to the project as a 23-story luxury high-rise.
Part of a Broader Building Boom
The Island at West Bay Club is landing amid a wave of residential construction across Estero. A development update from the Village of Estero, reported by move239.com, found that projects in process across the area included about 2,900 new residential units, two hotels, a luxury high-rise and roughly 300,000 square feet of commercial space. The update noted that most of that new supply is multifamily, spanning apartments, condominiums and townhomes.
Kolter Urban says it has sponsored more than $7.8 billion in completed and ongoing real estate projects across the Southeast, with more than $5 billion in active developments along Florida's west coast, according to the company's figures cited by the Business Observer. The firm's Gulf Coast condominium portfolio also includes ONE St. Petersburg, Saltaire in downtown St. Petersburg and Hyde Park House in Tampa.
Kolter has pointed to ONE St. Petersburg as a template for its broader strategy, saying in a statement on Kolter.com that it was building on that tower's success as it launched construction on Hyde Park House and Saltaire. With structural work now topped out in Estero, attention on The Island at West Bay Club shifts to interior buildout as the project heads toward its mid-2027 completion target.
