The property housing Applebee's in Garden City is available for lease or redevelopment, with a 5,684-square-foot building on a half-acre lot along one of the area's busiest corridors. The property owner is looking for a new business to take over the space, which sits off Glenwood Street and State Street next to Walmart.

The property's availability was reported by CBRE vice president Mark Schlag, as reported by Boise Dev. Schlag said the building is available for lease or redevelopment, and while it could potentially go up for sale, a lease is the preferred route. He also said he's optimistic about quickly finding something new for the site, though lease details and terms will depend on whatever deal gets negotiated.

A Busy Corner Won't Stay Empty Long

Whoever takes over the location will inherit significant car traffic. Site marketing materials cited by the outlet report that more than 40,000 vehicles pass by the property each day, a figure that makes the corner attractive to prospective tenants as the property is marketed.

Applebee's has four other locations scattered across the Treasure Valley: two in Boise, one in Meridian and one in Nampa, according to the same report. The chain remains in the area, with locations elsewhere in the Treasure Valley.

A Grease Dispute Preceded the Closure

The Garden City location previously tangled with the city over sewer problems. Garden City sued the restaurant at 7025 N. Glenwood St. in June, accusing it of repeatedly dumping grease, fats and oils into the sewer system despite repeated warnings, according to the Idaho Statesman. A settlement reached in October required the restaurant to install a second grease trap, stay on a 60-day pumping schedule and pay Garden City about $5,000.

The dispute and settlement predate the property being marketed, but they add a messier backstory to a corner where the owner is seeking a new business.

Part of a Busy Season for Treasure Valley Restaurants

The Garden City Applebee's isn't the only local food-and-drink spot shuffling this fall. The Idaho Statesman's roundup of openings and closings noted that Western Collective planned to close its Garden City taproom on Halloween night and shift production of its brands to another local brewery. Granny C's Bakery closed its Boise location at 5120 W. Overland Road on Oct. 24, and Just Chicken shuttered at The Warehouse Food Hall in downtown Boise's BoDo district after just over a year in business. On the opening side, Paris Baguette made its Idaho debut on Oct. 30 at The Village at Meridian.

Applebee's itself has weathered turbulence elsewhere in the country. Franchisee Neighborhood Restaurant Partners Florida filed for Chapter 11 bankruptcy in late March, reporting between $10 million and $50 million in liabilities after closing nine restaurants in 2025 and five more in the first quarter of 2026, bringing its fleet down to 53 locations, according to USA Today. At least 10 of those shuttered restaurants were in Florida and Georgia, far from Garden City.

Idaho's Applebee's locations have faced closure scares before. In 2017, Apple American Group said a nationwide plan to shutter 105 to 135 restaurants would not touch the Idaho locations it owned and operated, according to the Idaho Business Review. At the time, the chain counted a dozen Idaho restaurants, including the Garden City spot.
