A four-story affordable housing development is taking shape at 5749 S. Brynhurst Avenue in Hyde Park, where two single-family homes once stood just north of Slauson Avenue. The project, from developer HVN Development, is designed to serve households at low- and moderate-income levels, and it joins a cluster of similar affordable projects rising nearby.
From Vacant Lots to a 53-Unit Building
As reported by Urbanize LA, the project at 5749-5753 S. Brynhurst Avenue sits on the former site of two single-family homes and is designed to include a four-story building with 53 two- and three-bedroom apartments. Stockton Architects is designing the building, which earlier reporting described as including a central courtyard and a rear yard, according to Urbanize LA's earlier coverage. That same report noted the project was submitted for review in late October 2023 by Tommy Beadel and could move forward through the Mayor's Executive Directive 1, a program aimed at speeding affordable housing approvals.
Notably, Integrity Housing, which lists the project in its portfolio, describes the unit mix differently — as 53 one-, two-, and three-bedroom apartments rather than just two- and three-bedroom units. The discrepancy between the two descriptions has not been resolved, and it's unclear which configuration reflects the current approved plans.
No Parking, But a Spot Near the K Line
The project's earlier plans called for zero on-site parking, with the property located within a half-mile of the K Line's Hyde Park Station, per the site's transit-oriented design rationale described in Urbanize LA's original report. That approach mirrors a broader pattern of car-light affordable housing construction taking hold around the Hyde Park K Line corridor.
HVN Development's Brynhurst project caters to households at low- and moderate-income levels, consistent with the developer's other projects in the area. Construction firm Greython Construction announced it was selected by HVN Development to act as general contractor for the job, describing the work as slab-on-grade, ground-up construction totaling 37,318 square feet, according to Greython Construction. The scope includes demolition, grading, wet and dry utilities, hardscape, and landscaping packages, the contractor said.
Conflicting Timelines for Completion
Greython stated the construction schedule runs 16 months and was set to commence on October 20, 2025. Integrity Housing, meanwhile, lists a projected completion date of summer 2026 — a timeline that doesn't align neatly with Greython's stated 16-month schedule starting last October. Neither source clarifies the discrepancy, and the project's current construction status as of this report has not been independently verified.
Renderings show the building depicted as a contemporary stucco-clad structure, reflecting the design direction described alongside the project. The site also sits northwest of two properties along Slauson Avenue being redeveloped with similar multifamily residential buildings, placing the Brynhurst project within a broader wave of affordable housing construction in Hyde Park.
Part of a Wider Hyde Park Building Boom
Just blocks away, at 3455 Slauson Avenue, construction has commenced on an income-restricted apartment complex from local developer RMG Housing, Urbanize LA reported in January. That project calls for a six-story building with 75 apartments and parking for 10 vehicles, with units reserved for low- and moderate-income households and the site located one block from the K Line. It sits immediately east of a site where a five-story mixed-use building with 63 apartments and retail space is also under construction, the outlet noted.
Across Brynhurst Avenue, a separate proposal at 3475 Slauson Avenue calls for 63 apartments above ground-floor commercial space, though work on that project had not yet proceeded as of the earlier 2023 report. Together, the projects point to a steady transformation of the Hyde Park corridor near the K Line, as multiple developers pursue affordable housing near transit in the years ahead.
