A vacant lot on Broadway in Inwood is poised to host a 13-story residential building with commercial space, with 74 apartments planned just steps from the 1 train. Permits have been filed for the project at 5073 Broadway, between West 215th and West 218th Streets.
According to New York YIMBY, the proposed development would rise 125 feet and yield 55,752 square feet total, with 51,859 square feet designated for residential use and 3,893 square feet set aside for commercial space. The filing lists Eris Ulaj as the owner behind the applications, with Fischer + Makooi Architects, PLLC named as architect of record. Plans call for a concrete-based structure with a cellar and a 20-foot-long rear yard.
With 74 residences spread across the building, the average unit size works out to roughly 700 square feet, a scope that the outlet's report suggests points toward rental apartments rather than condos, though that characterization is an estimate rather than a confirmed detail. No estimated completion date has been announced for the project, the report notes.
A Vacant Lot Near the Last Stop
The property's rentable area is listed at approximately 14,250 square feet. The lot measures 50 by 100 feet and sits steps from the 215th Street station served by the 1 train.
The property falls within a C2-4/R7D zoning designation, which per the offering memorandum allows 21,000 buildable square feet as of right, or up to 28,000 buildable square feet if a developer opts into mandatory inclusionary housing. The same marketing materials listed the property for sale at $5,000,000. Separately, PropertyShark lists the current market value of the parcel at $220,000, a figure that stands in sharp contrast to the IPRG offering price, though the discrepancy between the two numbers is not explained in available records.
The offering memorandum’s reference to an MIH development path connects the site to a citywide affordability requirement: in mapped Mandatory Inclusionary Housing areas, residential projects above 10 apartments or 12,500 square feet generally must provide permanently affordable homes. The exact obligation depends on the MIH options mapped for a site, so the zoning designation alone does not establish how many apartments at 5073 Broadway would be affordable. HPD’s rules for Mandatory Inclusionary Housing set out the thresholds and requirements.
Part of a Broader Building Wave in Inwood
The proposal also sits within the longer aftermath of Inwood’s 2018 rezoning, a plan that paired increased development capacity with housing and preservation goals. The City Council’s land-use summary said the environmental review estimated about 3,900 new apartments as a result of the plan, including 2,600 affordable units; the plan also committed the city to work to preserve or protect at least 2,500 existing homes. Those figures were neighborhood-wide projections and commitments, not requirements specific to this Broadway lot. The City Council’s Inwood rezoning summary details the plan.
The 5073 Broadway filing adds to a string of recent development activity along the same stretch of Inwood. Just blocks away, permits were filed in 2026 for a 10-story building at 5099 Broadway, which New York YIMBY reported would yield 69,184 square feet, including 59,905 square feet of residential space and 9,278 square feet of commercial space. Nearby, an affordable housing lottery launched for The Sophia, an 11-story residential building at 5055 Broadway.
The 5073 Broadway proposal also lands amid a citywide uptick in new construction filings. New York YIMBY's first-quarter 2026 construction report described a dramatic increase in development activity across the five boroughs, and the outlet's subsequent second-quarter report tracked 903 new building permit filings citywide.
Because the site is a vacant lot, demolition permits will likely not be needed.
