Two homebuilders have staked their claims in one of Osceola County's biggest master-planned communities. Jones Homes USA and Toll Brothers have bought lots in Bella Tara, an approximately 655.86-acre development south of Kissimmee Park Road in Saint Cloud. Jones Homes USA paid $14.77 million for 153 lots.

According to GrowthSpotter, Jones Homes USA closed a purchase in Bella Tara on Monday. Toll Brothers also bought lots in the development. Centerline Capital describes Bella Tara as approved for 2,000 homes and encompassing up to 2,013 residential units across roughly 656 acres, according to Centerline Capital Advisors.

Toll Brothers Plans Sales for Late 2026

In its October 14 announcement, Toll Brothers said sales were anticipated in late 2026. The builder plans single- and two-story homes priced from the mid-$500,000s, ranging up to 3,600-plus square feet with 3 to 6 bedrooms and 2 to 4.5 bathrooms.

Brock Fanning, Toll Brothers' Central Florida division president, described Bella Tara's lifestyle and setting. Planned amenities include pickleball courts, a tot lot and a dog park.

Lakefront Amenities and a Growing Street Grid

Bella Tara is a master-planned community on Lake Tohopekaliga. Future phases are expected to bring a clubhouse, pool, splash pad, fitness center, walking trails, a pavilion and a lakefront dock, amenities Toll Brothers highlighted in its release. The city of Saint Cloud lists Toll Brothers' address within the community as 3650 Kissimmee Park Road.

A WESH report dated June 7, 2023, described Bella Tara as a development of more than 2,000 residential units across about 650 acres, including single-family homes, apartments and townhouses, along with a neighborhood center, a boat ramp for Lake Toho access and a school.

School Capacity Strains as Development Accelerates

That same WESH report highlighted the strain large-scale development is putting on Osceola County schools. School Board Member Julius Melendez said the district was building roughly four or five schools simultaneously at the time, and warned that additional housing growth was compounding an existing staffing shortage. “With this extra added development, now it's putting further pressure on a deficit we already have,” Melendez told WESH. He said 60 teacher applicants recruited through outreach efforts in Puerto Rico were under review as the district works to fill classrooms.

Jones Homes USA's Track Record in Osceola County

The Bella Tara purchase marks an expansion of Jones Homes USA's footprint in Osceola County, according to GrowthSpotter. GrowthSpotter reports that only six homes remain available at The Haven at Crossprairie.
