A new rooftop count is taking shape in Pflugerville, where homebuilder Risewell Homes is planning a 157-home community called Brickline off Heatherwilde Road. The project is still in its early stages, but the builder has already laid out floorplans, amenities and a target opening date for the development.
According to the Austin Business Journal, Risewell Homes is in the early stages of planning the Pflugerville neighborhood and is described as one of the Austin metro's busiest homebuilders. On its own site, Risewell Homes says “Brickline is a community of only 157 new homes” located “in Pflugerville, Texas off Heatherwilde Road.” The builder lists an official opening in 2027.
Floorplans at Brickline are set to range between 1,600 and 2,400 square feet, each with a two-car garage, per the same Risewell Homes listing. The company also plans a dog park and open green space inside the neighborhood, and touts convenient access to I-35, SH 45 and SH 130 for commuters. Real estate platform jome.com places the community at 18516 N Heatherwilde Blvd. in Pflugerville and lists Brickline's status as coming soon, noting there are no homes currently available. The same jome.com page identifies Pflugerville Independent School District as the area's school district.
Part of a Broader Building Push
Brickline isn't an isolated project for the builder. An April report from the Austin Business Journal noted that, following an acquisition the previous year, Risewell Homes has several Austin-area projects in the pipeline, including plans for Kyle's Parkton Square project. Risewell Homes' own site lists five newly designed one- and two-story floorplans for the Residences Collection at Parkton Square, featuring alley-load garage access.
The Pflugerville push fits a larger regional trend. More than 1,000 new home starts have been permitted in Pflugerville and Hutto since mid-2024, according to Bohlke Reports data cited by Community Impact. That outlet attributed the surge to population growth, available land and relative affordability in the area. Community Impact reported 434 building permits for single-family housing projects in Pflugerville in the period it examined.
Why Builders Keep Looking East
Many of Pflugerville's new single-family developments under construction sit east of SH 130, where more open land remains available, the outlet's report found. Pflugerville Assistant City Manager Emily Barron told the publication that infrastructure costs tend to support detached single-family housing in those areas. For comparison, Community Impact described Blackhawk, another large Pflugerville neighborhood, as having more than 4,000 proposed units — a scale far larger than Brickline's planned 157 homes.
Separately, a ConstructConnect listing describes design plans for a 100-unit residential development elsewhere in the 78660 ZIP code, along with paving for a sidewalk or parking lot, though that listing does not establish any connection to Risewell Homes or Brickline specifically. For now, Brickline remains in the planning stages, with Risewell Homes pointing to 2027 as the community's targeted opening.
