Security technology company Brivo has signed a lease for a northeast Austin space, a move that will more than quadruple its current manufacturing footprint.
The new facility replaces Brivo's existing 12,000-square-foot manufacturing space in southwest Austin, according to Austin Business Journal, which reported the lease. The outlet describes the new northeast Austin property as more than four times the size of the space Brivo currently occupies, though the exact address, lease terms, landlord and commencement date have not been disclosed.
The expansion lands at a moment when Austin's industrial real estate market is seeing a notable uptick in activity.
Industrial Leasing Surges Across Austin
Austin's industrial market absorbed 2.64 million square feet in the third quarter of 2026, more than triple the 791,000 square feet recorded in the same quarter a year earlier, according to a Matthews market report. That same report found vacancy climbed to 14.0%, up 122 basis points from Q3 2025, even as developers delivered 2.99 million square feet of new industrial space during the quarter.
Asking rents, meanwhile, slipped slightly to $14.22 per square foot, down 0.8% year over year, Matthews reports. The mixed picture — rising absorption alongside rising vacancy and softening rents — suggests landlords are working to fill a wave of newly delivered space even as leasing activity, like Brivo's, picks up.
A Broader Manufacturing Hiring Trend
Brivo's planned hiring push fits into a larger pattern in the Austin area. The region's manufacturing sector added 1,400 jobs over the year through July 2026, a 1.6% increase, according to Opportunity Austin. Austin overall added 23,800 jobs in that same period, a 1.7% growth rate that ranked second among the 50 largest U.S. metros, the organization's data shows.
Brivo is not the only company betting on northeast Austin's industrial corridor. Kent Cos. recently signed a 39,894-square-foot industrial lease in the same part of the city, according to REBusinessOnline. That company is relocating and expanding its regional operation to Tuscany X Crossing Business Park, a 329,627-square-foot development located two miles north of Interstate 35, the outlet reports.
For Brivo, the move represents a significant scaling up of its Austin manufacturing operations, though many specifics of the new facility — including exactly where it sits within northeast Austin and when the company expects to begin operating there — remain unreleased.
