A century-old mansion on West 57th Street is about to disappear into the footprint of one of Midtown's next supertall towers. Property records made public Monday show the Soloviev Group filed a deed transfer of the Schieffelin-Bowne House at 35 West 57th Street for $42 million, with Sedesco taking part ownership in the residential and hospitality project rising in its place.
The deal was first reported by Commercial Observer, which noted that the new owner will share a stake in the building going up near 9 West 57th Street. The sale adds another parcel to a stretch of Midtown that has already drawn its own nickname, as Crain's New York Business reported, describing the transaction as a developer tacking on another parcel to the Billionaires Row supertall site.
What's Replacing the Mansion
Demolition plans for 35 West 57th Street have already been approved by the New York City Department of Buildings, according to the same Commercial Observer report. In their place, Sedesco is building a 63-story tower that, per Commercial Observer, is set to include 119 condominium units, a 158-room hotel and a 10,212-square-foot restaurant.
The scale of the project lines up with earlier reporting from New York YIMBY, which described the 37-47 West 57th Street project as a 1,100-foot, 63-story building designed by OMA. That report put the condo count at 119 units averaging roughly 1,992 square feet apiece, alongside the same 158-room hotel and 10,212-square-foot restaurant figures.
A Years-Long Land Grab on 57th Street
Sedesco's footprint on this block didn't come together overnight. The developer paid $77.5 million in 2023 for a 13-story Class B office building at 37 West 57th Street, a purchase that added 87,855 square feet to its holdings at 41-47 West 57th Street, according to The Real Deal. Years before that, in 2018, Sedesco paid $80 million for the property at 41 West 57th Street, buying it from Florida-based seller Asuman Polat, the outlet reported.
Soloviev has been active in the area too. The company, through an entity called 2457 Acquisition, bought the 24 West 57th Street site from APF Properties for $67.2 million, Commercial Observer reported in January 2025, acquiring a mid-block parcel that at the time held two older office buildings. That report also traced the origin of the neighborhood's famous moniker, noting the area earned the nickname Billionaires' Row because of the ultra-tall luxury towers built there since 2010.
Piecing Together a Supertall
Taken together, the string of purchases shows how Midtown supertalls get built: not as a single land deal, but as a patchwork of acquisitions stitched together over the better part of a decade. The $42 million sale of the Schieffelin-Bowne House is the latest piece to fall into place for Sedesco's planned tower, following the earlier buys documented by The Real Deal and the ongoing demolition work detailed by New York YIMBY.
For now, the mansion still stands at 35 West 57th Street, even with demolition approval already on file with the city's Department of Buildings. Once it comes down, it will join a growing list of older Midtown buildings cleared to make way for the glass-and-steel towers that have redefined this stretch of 57th Street over the past decade and a half.
