Sugar Land’s $12.5 million effort to modernize Town Square is nearing a milestone, with Building B renovations expected to wrap up Nov. 11. At a Tuesday meeting, city officials also reported that the project had surpassed its goal of retaining 650 jobs. The update comes as the city looks to strengthen the 22-year-old commercial hub, where about 70% of retail and office space is in use.
Business Development Manager Jennifer Alexander presented the latest figures at the Nov. 3 meeting, Community Impact reported. The city’s five-year agreements with commercial real estate firm Rebees cover work on two buildings as well as tenant improvements across Town Square, the outlet reported.
Building B's Big Makeover Nears the Finish Line
The centerpiece of the work is a $5.13 million renovation at Building B, located at 15958 City Walk. The upgrade includes a modernized communal office space designed for remote workers, along with new landscaping and streetscape improvements, per the same outlet's report. Demolition at the building is already complete, and interior improvements are underway, with Alexander saying she expects the work to be finished Nov. 11.
Rebees also tacked on a roughly $945,000 fitness center inside Building B, and the gym has already drawn 415 memberships, the report states. Alexander framed the broader push as a retention strategy as much as a renovation, saying the improvements are intended to make Town Square a more attractive space for companies to locate and for existing tenants to remain.
Jobs Target Already Surpassed
The city’s goal was to retain 650 Town Square jobs through the modernization effort. The count had reached about 748 employees ahead of a Nov. 30 milestone, according to the report. Alexander also said the project is forecast to generate $42 million in reinvestment at Town Square; that figure is a projection, not a finalized total.
The property’s occupancy figures offer another measure of the effort’s potential impact. About 70% of Town Square’s retail and office space is currently in use, the report noted. Renovations are expected to raise office use slightly and bring retail occupancy close to full capacity.
Building H Gets a New Fortune 500 Tenant
Beyond Building B, the agreement also covers renovations to the lobby, signage and garden at Building H, located at 2150 Town Square Place. That building is set to house Primoris Services Corp., a Fortune 500 infrastructure services company, according to the outlet's report.
The City Walk corridor has already seen its facelift completed. Landscaping, lighting, drainage and irrigation upgrades along City Walk wrapped up June 8, the report states — part of a broader effort the Houston Chronicle previously described as an attempt to bring new life to the 22-year-old retail, dining and outdoor space.
The modernization push traces back to agreements approved in May 2025, when the Sugar Land Development Corporation and the Sugar Land 4B Corporation signed off on three five-year performance agreements to support office revitalization within Town Square, according to the City of Sugar Land. Alexander summed up the broader goal by saying the project addresses building maintenance, modernizes tenant spaces and creates an environment that meets current expectations.
How the agreements are structured
The five-year agreements were approved by the Sugar Land Development Corporation and Sugar Land 4B Corporation in May 2025 to support office revitalization. Community Impact reported that the $12.5 million investment is funded by sales tax, with $6 million allocated to Building B, $2 million to Building H and $4.5 million for office tenant improvements across the property. The reported job-retention target provides a performance measure: the city set a goal of 650 retained jobs, and the count had reached about 748 ahead of the Nov. 30 milestone.
The plaza also has a civic role alongside Town Square’s commercial activity: the City of Sugar Land says the Texas Chapter of the American Planning Association designated it a Great Public Space in the 2022 Great Places in Texas program. The available project information does not detail Town Square’s development history.
