The Village at Seven Pines is planned as an outdoor restaurant and retail center near Interstate 295 and Butler Boulevard in Southeast Jacksonville, with an expected opening in 2027.
Developer and Engineer Named in Filings
According to the Jacksonville Daily Record, the developer is listed as Jacksonville Hotels II LLC, with Jacksonville-based England, Thims & Miller Inc. serving as civil engineer.
A site plan attached to a sale agreement shows the hotel surrounded by 142 parking spaces.
Room Count Varies Across Records
The room count for the hotel is not entirely settled across the public record. The same Daily Record report describes a 143-room hotel, while a May service availability letter from city power provider JEA refers to a 144-room hotel with a 3,242-square-foot restaurant. Separately, a city Planning Department communication identified the hotel as being developed with 143 units, according to an earlier Daily Record report. That same Planning Department communication said the department approved a proposed change to the 2019 Planned Unit Development governing the property, though that approval did not extend to site design.
The property itself changed hands earlier this year: the earlier report notes the land was sold by Oto Development LLC to Sawmill Timber LLC in March.
A Company Built From Extended Stay America's Legacy
OTO's name traces back to the initials of founders Corry Oakes, Todd Turner and Jim Ovenden, who created the company in May 2004, per the company's website. The founders had roots in Extended Stay America, which George Dean Johnson Jr. created in 1995 with Wayne Huizenga joining as an initial investor; Blackstone Group bought Extended Stay America for more than $3 billion that same month OTO was formed. OTO's stated plan was to develop and manage select-service hotels with leading brands in top U.S. markets, per its website.
Part of a Larger Southeast Jacksonville Build-Out
The Village at Seven Pines is part of the broader Seven Pines master-planned community spanning roughly 1,000 acres and slated for about 1,600 single-family homes, apartments and more than 1 million square feet of commercial and retail space. Regency Centers is developing The Village at Seven Pines and plans to relocate its headquarters from downtown to the development. The shopping center will be anchored by Publix Super Market Inc.
The Village at Seven Pines is described as an outdoor restaurant and retail center expected to open in 2027 at the heart of the master-planned community near Interstate 295 and Butler Boulevard, according to The Florida Times-Union. Home brands Williams Sonoma and West Elm are among the retailers planned for the center. Other recent filings in the area show a separate Life Time athletic club planned near the entrance to Seven Pines, with a construction permit describing a two-story, 84,000-square-foot project, while a site plan for The Village at Seven Pines shows a 52,062-square-foot grocery store with a 2,100-square-foot liquor store adjacent.
