River Walk Townhomes is a 154-unit development planned for 18300 Soledad Canyon Road in Santa Clarita. The project, TruAmerica Multifamily’s first ground-up multifamily development, will include 144 two-story, three-bedroom townhomes, 10 affordable apartments and roughly 8,500 square feet of commercial and retail space.
According to Yield PRO, TruAmerica acquired the roughly 10-acre project site in August 2026 and has since closed construction financing with First-Citizens Bank & Trust Company. Jim Fisher of Northmarq represented both the buyer and seller on the land purchase, while David Pelaia of JLL arranged the construction loan, the outlet reports.
TruAmerica anticipates delivering the first townhomes and community spaces in spring 2028, with full completion expected by fall 2028, per the same report. Once finished, the community will offer a clubhouse with a fitness center and resident lounge, a pool and spa, a tot lot, a dog park, and outdoor BBQ patios.
TruAmerica’s First Ground-Up Development
Founded in 2013, TruAmerica Multifamily has primarily operated as a multifamily investment firm with a vertically integrated platform. Yield PRO reports that founder and CEO Bob Hart described River Walk as a milestone in the firm’s expansion into ground-up development.
TruAmerica’s head of residential development, Stuart Cramer, said the company saw an opportunity to add multifamily housing in Santa Clarita and designed River Walk to address local needs, according to Yield PRO. The outlet reports that TruAmerica’s Southern California portfolio includes approximately 21,000 units across 85 owned and managed properties.
Santa Clarita’s Housing and Employment Context
The project is planned in a city whose population grew by more than 33% between 2010 and 2024, according to the report. It cites an LA Times analysis of U.S. Census data that describes Santa Clarita as Los Angeles County’s fastest-growing city over the past two decades.
Santa Clarita’s Housing Target
Santa Clarita’s adopted Housing Element sets the city’s Regional Housing Need Allocation for October 2021 through October 2029 at 10,031 units, according to the City of Santa Clarita’s adopted Housing Element. That is the assigned housing need; the cited figure does not state how many income-restricted homes the city has permitted toward it.
Yield PRO also identifies growth in advanced manufacturing, aerospace and defense, healthcare, and logistics as part of the region’s housing-demand backdrop. TruAmerica reports that it owns and operates more than 67,000 apartment units across 20 states and more than 40 markets, has $16 billion in assets under management, and maintains regional hubs in Dallas, Seattle, Salt Lake City, Chicago, Miami, and Washington, D.C.
According to City of Santa Clarita planning documents, records reference a similarly named River Walk Mixed Use Project along Soledad Canyon Road, though those records describe different unit counts and commercial-space figures, and even conflict with each other on an approval date, with one snippet citing May 2020 and another citing March 2022. It remains unclear whether those city records refer to an earlier version of the development now breaking ground or to a separate project altogether.
