The hot bed of new real estate developments along the Upper Market Corridor leading to the Castro got another contender recently with the addition of a 4 story, 47 unit, with 40 underground parking spots residential building (25-35 Dolores St.) breaking ground at the now razed, side by side, nearly hundred year old auto service shops situated across the street from the Whole Foods, mega unit currently mid-build.
The iconic, one story adjacent buildings, established approximately 1917-1918 have both been closed since 2006 were constructed to replace a livery stable that burned down following the 1906 earthquake. In a City and neighborhood known for its dog-on-a-bone, preservationist attitude toward retaining historic buildings the only complaints about the proposed project came from neighbors worried about construction impacts on their homes. Considering the mess and noise from the 87 condos perched atop Whole Foods grocer tower build being mounted across the street at the former S & C Ford site this added build worry hardly seems noteworthy.

The new multi-unit dwelling was approved for construction in 2010 after all the appropriate SF City boards had heard from developers and neighborhood residents and a special variance was issued allowing such a large number of parking spaces to be added in the high volume, public transportation heavy area. Local residents and visitors should be aware the already construction congested blocks of Market and Dolores will experience another up tic in traffic slow downs on top of the crawl it's already currently enjoying.
The 35 Dolores Project is the brain child of Levy Design Partners. The local, San Francisco, ten person, woman-owned architecture firm, established in 1979, is responsible for quite a number of multiple dwelling residential designs including One South Park and Cinnebar Commons. The firm prides itself on work that doesn't over power an environment and works at establishing a harmony with existing area structures while embracing their particular vision for new construction.

At time of post I couldn't find any evidence that below market units would be included within this project or if the developers will contribute to the City's fair market/below market building fund in kind.
The 47 unit building with one, two and three bedroom units is slated for completion within fifteen months and will be available for purchase sometime in late summer/early fall of 2014.
