In a significant boost to San Francisco's office market, OpenAI, the artificial intelligence company behind ChatGPT, has inked a deal to sublease two buildings from ridesharing company Uber. The lease comprises 486,600 square feet located at 1455 and 1515 Third Street. This move is not only the city's largest office lease since 2018, but it also represents a passing of the torch within the technology sector, as reported by The Real Deal.

Despite the challenges of a high office vacancy rate of 34.7 percent in San Francisco, OpenAI's decision to scale up its physical presence points to a burgeoning interest in the city's potential as an AI hub. In contrast to the remote work trend, which has significantly impacted the demand for office spaces measured by fewer new lease agreements, especially for large office areas, the OpenAI deal brings optimism to the city. As Fortune noted, OpenAI is among several AI firms that have committed to office spaces in San Francisco this year, alongside Hive AI, Hayden AI, Anthropic, and Tome AI.

OpenAI's leap into San Francisco's office market follows earlier comments by CEO Sam Altman, who criticized the full remote work model. At a Stripe conference, Altman stated that the experiment was over, signaling a clear preference for in-office collaboration. Similarly, while Expensify has ceased its return-to-office initiative and closed its hybrid office lounge, OpenAI's opposite direction may suggest a split in tech industry perspectives regarding workspace utilization post-pandemic, as per Fortune.
