Carrollton's International Business Park Set for Expansion with New Retail Spaces by Year's EndSource: Google Street View

Carrollton shoppers can expect to see new retail spaces popping up by the end of the year at International Business Park. Slated for a December 31 completion date, the development is eyeing an April startup for the construction of three multi-tenant retail restaurant shell buildings, as per the state filing reported by The Dallas Express. Adding to the park's bevy of amenities, two of these new buildings will boast drive-throughs for easier access to quick bites on East Hebron Parkway.

Owned by the Billingsley Company, the ever-growing International Business Park will further cement its presence in the region with an additional 27,271 square feet of retail space, enhanced by patios tailor-made for the pedestrian traffic to see comfort in the open air. These plans, also featuring the complex's surrounding green space and a fitness center, come with an estimated price tag of $3 million and will amplify the business park's current mixture of office and recreational space.

The details for the IBP Retail project in Carrollton were listed in the Texas Department of Licensing and Regulation filing, according to documents sourced from TDLR Texas. The design work for the upcoming retail structures is credited to O'Brien Architects of Dallas, a firm with a robust portfolio spanning multiple projects in the Dallas-Fort Worth area. Not yet assigned to tenants, these structures are being developed as speculative additions to the International Business Park's already diverse offerings.

Currently home to about 170 companies, the International Business Park provides space for a significant number of employees and is an established landmark within the community. "This award not only recognizes the aesthetics of the buildings, but excellence in building management, operating efficiency, tenant retention, emergency planning and community impact," the company website revealed, highlighting the park's accolades, such as the top honor in the Low Rise Suburban Office Park category of the TOBY Awards. For the convenience of businesses and visitors alike, it also features a range of amenities including 24-hour security and conference centers.

Billingsley Company's portfolio extends beyond International Business Park, with master-planned communities such as Austin Ranch, Cypress Waters, and Mercer Business Park, solidifying their reputation within the real estate development scene in Dallas-Fort Worth.
