Gilbert's shopping and dining landscape may soon flaunt a significant expansion with the introduction of the Signature at San Tan Village, an 11-building, 326,731-square-foot commercial megaproject. Located near the nexus of Williams Field Road and San Tan Village Parkway, this sprawling development has caught the attention of retail heavyweights such as Whole Foods Market and Dick's Sporting Goods House of Sport. As reported by ABC 15 News, the reveal came during the April 3 Gilbert Planning Commission study session, though final decisions have been deferred to a meeting scheduled for June.
This first review brought forth the project's spacious vision, featuring a variety of establishments including Fidelity Investments and First Interstate Bank. Noting the interconnectedness seen across major construction projects, Gilbert senior planner Keith Newman informed that driven by public interest as mentioned in a Phoenix Business Journal article, the next steps involve public outreach—a process yet to begin. Although Signature at San Tan Village's burgeoning shopping area is imagined to sprout from a single-phase approach, solidifying the commercial diversity of the locale.
On the heels of anticipated approvals, Kensington Development of Oak Brook, Illinois, helms the groundbreaking endeavor on land owned by Lesueur Investments. The existing retail footprint is expected to be bolstered by Signature at San Tan Village thanks to its proximity to already active enterprises like the new Birdcall restaurant and national chains such as Macy's and Dillard's that found a home across the street at Macerich Co.'s SanTan Village outdoor retail center.
With Whole Foods and Dick's Sporting Goods both casting their anchors across multiple Valley locations, the ripple effect of their expansion strategies is unmistakable. The latter's ambition has bloomed into a plan to launch 75 to 100 House of Sport stores by 2027, each covering about 100,000 square feet of experiential retail space—an optimistic forecast shared in the Pittsburgh Business Times. These endeavors include new Dick's Sporting Goods at the Village at Prasada in Surprise and a state-of-the-art House of Sport envisioned for Glendale's entertainment district as unveiled by the Phoenix Business Journal.
The grand vision for Signature at San Tan Village, where the public's engagement is awaited, stands as a testament to Gilbert's burgeoning commercial appeal. Yet, as residents and shoppers await what promises to be a shopping mecca, the ultimate judgment on this ambitious development will hinge upon the local planning commission's verdict come June.
