
Ryan Companies US, Inc., the nationwide commercial real estate gurus, have dug their heels — and shovels — into Arizona soil, kickstarting the Schrader Farms Business Park at a bustling Chandler intersection. This trio of industrial behemoths will sprawl over a hefty 432,000 square feet — that's a lot of room for all those manufacturing, logistics, and supply chain antics to unravel.
According to the press release from Chandler's city news hub, Josh Tracy, the top dog for real estate development at Ryan, couldn't hide his excitement, saying, “As the Phoenix market continues to experience speculative industrial deliveries, we are thrilled to break ground on an infill project that will benefit a variety of users in a high barrier to entry submarket.” The location is nestled just minutes from the Chandler Municipal Airport and cozied up to major Arizona thoroughfares. And with around 400,000 newbies expected to call East Valley home by 2050, per the Maricopa Association of Governments, it seems they're betting on quite a population boom.
Mayor of Chandler, Kevin Hartke, chimed in with praises for the project, “Chandler continues to follow a strategic and thoughtful plan for industrial development in our innovation-focused community," he said in a statement obtained by Chandler's city news outlet. “We would like to thank Ryan Companies for their commitment to this vision and we are confident that these Class A industrial buildings will make the short list for manufacturing and R&D prospects considering the East Valley.”
These buildings are coming packed with goodies. Each will boast its own secure yard, towering 32’ clear heights, snazzy LED site lighting, and air-conditioned warehouses too. Deutsch Architecture Group is donning the architect's hat for this one, while folks over at JLL did the match-making between Ryan and the land seller. With a forecast for completion pegged at Q3 2025, Schrader Farms Business Park is poised to emerge as a recent addition to the community.
