
The City of Pompano Beach, in partnership with its Community Redevelopment Agency (CRA), is to finally bring a quarter-century of planning to a head with the anticipated vote on a Downtown Master Developer Agreement with RocaPoint Partners, LLC. The vital agreement, set to shape the city's redevelopment, is scheduled for a vote at a special joint meeting on Thursday, June 20, at 6:00 p.m., as per an announcement on the city's website. The vote, taking place at the Commission Chambers on 100 W. Atlantic Boulevard, is arguably the most decisive shift yet in the coastal city’s long-term developmental journey.
Mayor Rex Hardin is optimistic about the development's potential to alter the city's economic prospects, stating "This is a momentous time for our City." Hardin is looking forward to not only start but to permanently sustain a new era of growth – one that promises to transform Downtown into an economic juggernaut boosting job creation and easing residents' tax load. He is particularly keen on seeing the area leverage contemporary design to buttress its future, as other cities struggle with updating past-century urban layouts.
Behind the project’s momentum is the city's strategic aggregation of some 75 acres of land along the I-95 corridor, a process that has unfolded over 30 years. To select the ideal team to guide this endeavor, the city and CRA commissioned the services of global real estate behemoth CBRE, tasking the firm with marketing the project and vetting potential master developers. From the pool of candidates, RocaPoint Partners emerged as the chosen developer, a decision heavily informed by the company's proven record of spawning dynamic communities through their previous projects, highlighted by University Ridge in South Carolina and Halcyon in Georgia. RocaPoint Partners' history was a determinant factor, with the city leaning on the firm's ability to manifest the envisioned Downtown district for Pompano Beach.
RocaPoint Partners' design for the area sketches out an investment of roughly $2 billion into the city's Downtown. "Their transformative vision includes multifamily housing, a commercial/retail mix, a new civic center, a new City Hall, and ample parking," according to details shared by the city. This plan is aimed to not just create space, but to organically weave together various aspects of urban life, ensuring that Pompano Beach evolves to not just meet but to set new standards of living and commerce.
