The long-abandoned site of Ryan’s Steakhouse at 2380 Wisteria Drive is set for a transformation into a 171-unit family residential complex, following approval from local government officials. The former eatery, which has been closed for approximately two decades, has been described as an eyesore within the community. As reported by Snellville's official news site, the five-story residential building will bring new housing options a quarter of a mile southeast from The Grove at Towne Center, a $140 million mixed-use development.
In a move to rejuvenate the local area, the property, previously zoned for General Business, has been rezoned to Towne Center Residential at the behest of Shifa Real Estate Investments LLC, of Duluth. This development aims to offer a selection of one-, two-, and three-bedroom apartments. The planned complex will feature a central 11,000-square-foot amenity area with a pavilion for residents to enjoy, and despite the considerable additions, the existing 12-feet wide Snellville Greenway Trail on the site's eastern side will remain untouched.
Ample parking has also been deemed a priority, with plans to provide 71 onsite ground-level surface spaces, and 177 further spaces in a planned first-level podium-parking garage. The design prioritizes connectivity, proposing a 10-feet wide pedestrian sidewalk along Wisteria Drive, which will align with an existing sidewalk on Hugh Drive, enhancing pedestrian access in the area.
Access to the site will be managed through a two-way driveway on Wisteria Drive and another on Hugh Drive. The development's strategic location aims to capitalize on its proximity to the bustling intersection of Wisteria Drive and Hugh Drive, directly across from the Snellville Post Office. The goal is for the new complex to complement recent upscale developments in the neighborhood, promoting a more cohesive and revitalized community aesthetic.
