Buckeye's location in the Phoenix metropolitan area positions it amid one of the top data center markets in the country. Said collaboration between Tract and Buckeye's officials has been pivotal, ensuring the site proffers a pathway for technological growth while also benefiting the community. As the westernmost suburb of Phoenix, Buckeye's expanse is matched only by its ambitions, as demonstrated by Mayor Eric Orsborn's remarks on the project, "This project represents a major milestone for Buckeye. […] By identifying land near the airport, we replaced an outdated planned community with a decades-long plan for economic growth," Orsborn explained in the City's news release.

Economic prospects appear bright for Buckeye, which now plays host not only to Tract's forthcoming development but also to Kore Power’s KOREPlex lithium-ion battery manufacturing facility and Fortescue’s announced green hydrogen production facility. Proximity to the Palo Verde generating station further cements Buckeye's strategic position as an energy hub. "We have conviction that the Greater Phoenix market will continue to play a critical role in hyperscale data center networks," said Grant van Rooyen, CEO of Tract, highlighting the region's promise. According to the Buckeye official website, the acquisition process was a collaborative 24-month venture involving Tract, Arizona state representatives, Buckeye city officials, and Anita Verma-Lallian, CEO of Arizona Land Consulting, who represented the seller, Cipriani Holdings, LLC.

With this new Buckeye site, Tract's portfolio is as diverse as it expansive, featuring considerable acreage in Arizona, Nevada, Utah, and Virginia. Notably, this portfolio includes 11,000 acres in Storey County, Nevada, and 1,200 acres in Hanover County, Virginia.
