A recent analysis by the Atlanta Regional Commission has revealed that seven major corporations own more than 51,000 single-family rental homes in metro Atlanta. The survey, based on Parcl Labs' database, highlights the increasing trend of corporate ownership in the housing market across 21 counties. According to FOX 5 Atlanta, these companies now hold over 97% of their collective residential properties in Georgia.

The corporations identified in the analysis include AMH, Tricon, Invitation Homes, Home Partners of America, Progress Residential, FirstKey Homes, and Amherst. This study aimed to gauge the extent of corporate landlords' influence in the local housing market. As data scientist Will Wright shared in The Atlanta Journal-Constitution, "According to their respective websites, each of these corporations’ primary business model is leasing single-family homes, some of which may later be sold to the tenant."

The study reveals that Paulding, Douglas, Henry, and Gwinnett counties have the highest concentrations of investor-owned homes. Gwinnett County leads with around 9,680 units, while Henry County has the highest percentage, with 7.4% of single-family homes under corporate ownership.

This analysis builds on The Atlanta Journal-Constitution's "American Dream For Rent" investigation from 2023, which highlighted the growing trend of corporate homeownership. The investigation raised concerns about how this shift may impact many Atlantans' ability to own homes. As corporate entities continue to play a larger role in the housing market, local communities may witness a significant transformation in property ownership.
