
Residents of the Sonterra community in Jarrell are expressing significant frustration over an unexpected hike in their annual neighborhood fees—a sharp increase from $60 to $240. This financial imposition looms large with a deadline at the end of January, leaving many to grapple with budgetary constraints.
Despite assurances that HOA fees were a one-time upfront payment at closing, Brian Clark, who moved into the area in 2023, told FOX 7, "Being sprung a bill like this is not fun for anybody." Clark had been paying a $5 monthly fee to the Sonterra Municipal Utility District (MUD), which transferred those fees to the HOA under an agreement that ended last August. As a result, residents were caught off-guard as they learned about the return of annual HOA fees at a fourfold increase.
The root of the issue lies in a 2011 agreement where the MUD paid monthly lease payments to the HOA until its conclusion in July 2024, at which time the ownership of communal properties was conveyed to the MUD. "I don't think most homeowners knew that that agreement had been in place," Clark explained in an interview with Yahoo News. Now, with over 1,200 petition signatures gathered, residents are collectively pushing back against what they consider an untenable financial burden.
Both the Sonterra MUD and HOA have addressed the frustration, with the HOA stating to FOX 7, "Yes, we have always offered payment plans. The homeowners only need to ask." Still, the palpable concern is for those for whom even a well-budgeted $60 may have been manageable, but whom now find themselves teetering on a financial edge due to this sudden fourfold fee increase.
Regarding a solution, the Sonterra HOA indicated they are "very willing to go back to the previous process. It would be better and less expensive for the homeowners," suggesting the ball is now in the MUD's court for potential renegotiation. As explained by the Sonterra MUD in an official statement obtained by FOX 7, the ended agreement and the inability to justify further payments without corresponding consideration have led to the situation where "the HOA now assesses and collects fees like a typical HOA."
