The Illinois Housing Development Authority is opening its wallet to the tune of $16 million for home repairs, and it's urging local governments and nonprofits to grab a piece of the pie for low-income homeowners. The Home Repair and Accessibility Program (HRAP) aims to help homeowners who are barely making ends meet fix their aging homes with grants that don't have to be paid back. Funds will support fixes to health and safety issues, and upgrades to make homes more accessible and energy-efficient.

With Illinois homes averaging a ripe old age of 53 years, the IHDA initiative is geared toward not just fixing leaky roofs or crumbling stairs, but ensuring "our low-income and aging populations live in healthy, stable housing," according to IHDA Executive Director Kristin Faust. Faust underscored the importance of this program in a state where essential home maintenance can be a financial backburner for families, leading to potentially hazardous living conditions.

The cash injection comes with strings attached: Only local governments and organizations with a proven track record in serving low-income households, handling housing rehab programs, and navigating the construction project labyrinth qualify. These candidates must also be up to speed with fair housing and accessibility laws—think red tape and building codes. They've got until March 14, 2025, to throw their hats into the ring, with a helpful webinar scheduled for February 10 where IHDA staff will spill the beans on the application process.

HRAP is more than just a drop in the bucket when it comes to IHDA's massive efforts, with the agency having pumped over $27.8 billion since 1967 into making affordable housing a reality for hundreds of thousands of Illinois residents.
